Hi Janice, I don't know what year the house you are buying was built in, but our realtor told us that many of the older homes in NC were not built to the same code that is required today. So when the inspector inspects based on today's code, they hand you a laundry list of problems.
Older homes are not required to meet all conditions of the code that new construction homes are though.
I don't know or understand a lot about it, and I'm not sure that is helpful info, but just wanted to let you know that you may not have to make all the improvements the inspector requested.

Oh no Janice...what happened?
Home ownership IS not overrated. It's stressful, yes, but a huge accomplishment that you should be proud of. 
But it's called a money pit for a reason!
All homes have issues, even new construction...mine had a few items that I'd happily post for you. Don't get overwhelmed!

so sorry! I know how heart breaking it is when this happens. We actually walked away from a house that we had inspected and it came back that it had too many problems. I think what really did it was they lied about a bunch of things that the inspector found!!

thanks guys. it is hard, we love the neighborhood, we want it all to be done and settled, we just spent an arm and a leg on the inspection...i guess we just have to wait and see what the sellers say. i am exhasted. i knew we were getting off too easy with this whole buying thing.

Our inspector also found about $10k worth of stuff that was wrong.
The sellers fixed everything.
Don't fret yet!

The first house we put an offer on had so many problems that we didn't notice. Turns out 2 months later the owners had to temporarily take the house off the market to fix a lot of the problems. The inspector told us the foundation needed a total overhaul and he estimated it would cost us in excess of $75,000!!!

thanks, that is about the ballpark figure.
If you love the house try to get the sellers to fix the problems, if not get them the lower their price accordingly.
Either way to sell the house it's got to get fixed.

I agree with this. As long as it's nothing structural, I would keep going. If not, and you don't feel like dealing with it, there are so many other houses out there...don't settle if you feel it isn't right!
