When can i go furnitures shopping?
So the house we are buying is officially "in contract" according to listingbook Our closing date is 12/15. Is it a good idea to order things now if we find something we like? Raymour and Flanagan said I can delay delivery.

Edited-I thought you wrote where lol. We started shopping when we were in contract but confirmed return policies and delayed shipment as long as possible. We had to hold off on custom pieces until we closed. Confirm with the store when is the latest that you may delay shipment and what is their return policy. Hth

Honestly I'd wait until you close. It only takes a few days to ship. Not to freak you out but there is always the chance that closing will be delayed or something happens between now and then. Better safe than sorry IMO.

Congratulations on being in contract on a house! Once a house goes into contract, the main reason it wouldn't close would be that the buyer can't get financing. So if you feel confident about that, then you can feel reasonably confident that you will own this house eventually!
But it may be prudent to wait to buy furniture until things are further along in the process... even if you don't wait until closing.
I would probably wait until:
1. Your attorney has the title report and reviews it (ask him/her to order it asap). Make sure there are no title issues that could prevent (or significantly delay) a closing. This would include C/O issues if all C/Os for major improvements (e.g., dormers and extensions) to the house haven't been produced.
2. The appraisal is done. If the house doesn't appraise for the agreed upon contract price, the bank won't lend you all of the money you will need to buy it. So the seller will either have to agree to take less, you'll have to come up with more cash, a little of both, or the deal will fall apart.
3. You have a mortgage commitment. I am sure, if you got this far, you have a preapproval letter. But until an underwriter at your lender reviews your loan application, you can still be denied a mortgage. The underwriter has the final say. Or, you may be issued a conditional approval, meaning there are things that need to be done before you can get the loan.
Also, in terms of closing, keep in mind that most closing dates are expressed in the contract as "on or about dates," which in NY is generally interpreted to mean within 30 days of that date. So a 12/15 closing date in the contract may mean closing as late as mid-January.
If I were you, I would have fun window shopping and checking out the stores, but hold off on ordering for now, until at least some of the issues mentioned above are settled. Even if you get some furniture after you move in, that's ok. You really just need the essentials (bed to sleep on, table to eat on, somewhere to sit) when you first move in. And as a previous poster said, sometimes it doesn't take all that long for the furniture to come in.
