Fairfield in Sayville?
I live in the one in Middle Island. I have no complaints. I've never had any major issues, and I think for the price and amenities they're pretty nice.

Re: Fairfield in Sayville?
While I can't speak for that location, I've had clients in 2 of their properties in the Babylon area who dealt with recurring bed bug issues.
They charge the client for the exterminator.
One of them got bed bugs after they gave them an air conditioner transferred from the builiding where the other client had bed bugs. This was all in the same couple of week timespan.
I also really don't like dealing with them in general, because they will promise the sun, moon and stars in terms of an apartment rental for my clients, but when it comes time to actually go through with the deal, they create all kinds of roadblocks.
I have the ability to lay out $$$ for security and such so there shouldn't be these kind of issues.
One of my friends also lived in a Fairfield apartment in Nassau County and had recurring mold issues, to the point she needed to withold the rent and go to housing court over it.
She finally got fed up with them and ended up moving.
I also notice a lot of turnover with their staff and constant being transferred to this one and that one to get an issue resolved (if it gets resolved).
I had a client who was trying to get an e-mod done in his apartment, and instead of just telling me from the beginning that they couldn't do it structurally, they kept giving both the client and myself the run around for several months. All it would have taken was the manager to return my calls/faxes/emails to say it was not possible.
What recently really pissed me off with them, was I set up an appointment to look at one of their properties, a different one in the Babylon area.
I confirmed via phone and email with the manager the day before. I showed up and she wasn't there. After waiting for about 30 minutes outside in the hot sun, on a day I was EXTREMELY busy, I ran into one of the guys who worked there, who called her over the walkie talkie and I heard her talk very unprofessionally that "I just needed to wait until she was ready to deal with me".
This was my first and LAST impression of her.
She also gave me the contact info for someone else with one of their other properties that we wanted to look at for another client in need of housing, who has yet to return a phone call.

Re: Fairfield in Sayville?
P.S. After one of the clients acted in good faith, and got DSS to agree to pay for their extermination bill, they refused to accept the check and started sending them all kinds of letters threatening to take him to housing court. I had to get legal aide involved and send them letters to stop bothering my client because he was "non-collectable".
I don't work with the client anymore but I know they were still getting letters for awhile after that, and other "fees" they would add that made absolutely no sense----even the managers couldn't give a clear answer what these fees were for.

Re: Fairfield in Sayville?
I lived in the ones on Garfield. Great. Older people. Just recently they "allowed" younger couples. No one has kids and only about 35 apts. the ones on Lakeland changed 100%. They used to be very run downed and smelly. Fairfield itself sucks. But if you pay in time no issues.

I'm dealing with the super directly at the Sayville locations. Russ. he seems nice and efficient.
How long ago with the issues in Babylon? There have been some changes recently with their corp structure.

Fairfield in Sayville?
We live in Setauket. The apartments are beautiful and I love the setting. Neighbors are great. The main office is ok to work with but maintenance is a nightmare. Takes FOREVER to get things fixed. We have a leak in our upstairs bathroom and it's been about a month waiting for the tile guy to show up. But I never never lived in a complex (fairfield or others) where maintenance was good. You just need to keep on top of them.

Re: Fairfield in Sayville?
The issues have been over the past 2 years.
And as I said, very recently with the $hit-ass attitude from the woman who works in one of the Babylon complexes.
I guess everyone has an "off" day but she certainly did not make a good impression.
I also agree about the maintenance issues.
One of my persons was dealing with a leaky toilet since she moved in.
As one poster pointed out as well, they are very strict about payment.
I know in the past there were issues with the state sending out their share of the payment on time, and clients received late charges and notices about eviction almost instantly.
It all worked itself out, but stressed out the tenants (and their staff who get the freaked out phone calls!) beyond belief.
I would check them out though. I may have a different experience, because I deal with people EVERYONE has an impression about renting to, so often feel like I am treated differently because of that reason.
A lot of landlords view our program as seedy "Sec 8" people when it is nothing like that at all.

Fairfield in Sayville?
When I sold my first house and DH and I were looking for our new home we rented in a Fairfield in Babylon and didn't have a good experience. A friend of ours lives in the one in Commack and has some issues as well.
Although everything was new there were always issues with our heating which never got warm in the winter and the people below us were always smoking (they were non-smoking apartments) and the smell would come up through the vents. Also we asked time and time again for them to do something about the stray cats and they said it wasn't their problem. Normally I wouldn't care, they're cats, what can you really do but when Darwin was attacked one night while I was walking him I called them the next day and asked if they could at the very least ask the tenants to stop feeding them and they said they wouldn't.
Everyone is going to have a different experience, I just wasn't a fan.

Re: Fairfield in Sayville?
I believe a few of the locations in Sayville are Fairfield.
The one they recently acquired is at the fork between Johnson and Lakeland. I know that it is completely renovated in the last year and looks a million times better than it did under the previous owners. I do know that they sometimes have issues with kids hanging out in the parking lot at that location.. and also that they are trying to put up an Assisted Living Facility right near there (where the Auto Body shop is on the left side of Lakeland before the fork) and if they succeed the traffic may be a nightmare.
I've heard that the Fairfield across the street (west side of Lakeland) has had some issues with sewers backing up and that some of the units have old windows and they are not as well maintained as they should be.
My friend lives at the Fairfield on Easy Street and she says she's had no problems at all and enjoys her neighbors there.

While I like Saddle Rock a lot it's more than we can spend.

I'm looking at Fairfield Cove which is the 55+ and Fairfield on Lakeland.
It's for my brother and my parents. So two apartments, two moves, I think I will go out of my mind.
My brother qualifies for a DOH/Medicaid Waiver for TBI and not everyone accepts the subsidy. I found out that Fairfield does but they did think it was section 8 at first.
Hoping to find him the right apt. All complexes have issues.
Then I have to furnish it!

The Cove is West Sayville (on Belvedere). The ones on Lakeland are the Plazas. It is also recently renovated - and I hear they are BEAUTIFUL! It's in a pretty quiet area.. but not too far from some stores.
Good luck!!

Re: Fairfield in Sayville?
I lived in the one in Bohemia for a few years (just north of Sunrise). I assume it's still a Fairfield. I had no problems. The super and property manager were very nice. If you look there & want to find out if the super is still around, I can give you the super's name. He looked out for me. I do know from my work that if there is any issue over rent, Fairfield's attorneys are very aggressive. I wanted to live in Saddle Rock at the time and the rent was actually the same for a nicer apartment but there was a long waiting list. I have no idea how the rents compare now. I had a 1BR in the Fairfield. This was before there was a real bedbug epidemic & I never had an issue.
Oh, I see you are looking at the 55+ communities. I know there are some in the Port Jeff. area if that is a consideration. I've heard good things about the 55+ Fairfiields when I lived in Fairfield but I moved out just before I got married and it has been a while.

Thanks. Port Jeff is a bit far. I'm trying to get them both closer to me.
Both could qualify for 55+ so I will consider all. 55+ apts allocate a certain about of units for disabled.
I need to look at the Fairfield rent stipulations. The state will pay a large portion of his rent and he will be responsible for the rest. I will make sure that part is on time but what if the state is late sending checks? Will they pursue? Hardly seems fair.

Re: Fairfield in Sayville?
I know it's North Amityville, but my agency just looked at the Heatherwood on Rt. 110 right off the Southern State exit, and the family member of someone we are looking for said the complex itself is lovely. I believe she said there is a pool and other kinds of amenities. She also talked to several tenants who lived there and they liked it a lot.
This is a 55+ community, and I think as long as you go North on 110 or South of Sunrise to do your business, you should be okay.
We are actually moving someone in there in the beginning of Sept. It didn't work out for the other person because the unit they had available was not wheel chair accessible once you got inside.

Greenview village in Islip is 55+ and they are 2 bedroom properties. A lady I commute with lives there and loves it! Very close to walk to the train and the village.

Fairfield in Sayville?
I rented at a different Fairfield a few years ago before I got married. The apt itself and grounds were nice but I was left with a bad taste for them. The parking was horrible in my building and we had one assigned spot per apt, then a handful of visitor spots (which were usually immediately taken up by 2 car households and never available). They were doing construction while I was living there and decided to park a dumpster in my assigned spot for a few months. I was told the assigned spot wasn't "guaranteed" and they refused to do anything for my inconvenience (I had to park way down the block on a side street most of the time, when I had paid for an apt with parking).
Also, when I moved out they charged me $25 for a "carpet stain" that I'm quite certain wasn't there. I was afraid they were going to start making up other false charges if I complained so I just bit my tongue and paid it. I'm so glad to own my own home now!

Re: Fairfield in Sayville?
I have lived in 2 different Fairfield complexes. We had to move from the first one because our neighbor had roaches and then infested our apartment. Cost us a fortune to move/exterminate etc. Had to move all my stuff off site, de-roach it and then move into another Fairfield. I didn't want to move to another but it was the only option at the time; we were only there for 9 months. We moved to Hauppauge and while the apartment was nice, the maint. was horrible, parking was terrible, the people were awful, the walls were like paper... We were going to stay there 2 years but they wouldn't renew our lease after the 1st year b/c of the "type" of dogs we had. I have a boxer x and a Pit x; what really annoyed me was they allowed the dogs at the first Fairfield. They even came to apt to view the dogs and they deemed them acceptable and now they won't renew our lease? This is my story - I cringe when I see a Fairfield sign, we just had so many issues with corporate etc.
