Requesting a home viewing when we aren't yet pre-approved?
We are in the early online browsing stages of house hunting but I saw a house online that caught my interest. If we called their realtor for a viewing, would they reject it considering we don't have financing lined up? House has been on the market for a while so I don't see it going anywhere anytime soon.

They will show it but typically won't take an offer unless you are pre approved

I am sure you can view the house, but I will tell you as a seller there would be no way I would entertain an offer if there was no preapproval. So just be prepared to get your preapproval right away IF you want to make an offer.
But we have TONS of people in here who have not been preapproved. Its really annoying as a seller, but its life! So def make your appt and be prepared to act quick if you want to make an offer.

I'm actually not sure I agree with PP on this one. I think it depends on the listing agent. When we were looking at houses, agents wouldnt even show us a home unless we were pre approved. We ended up having to get pre approved immediately otherwise no one was even taking us seriously.

Yea I TOTALLY 10000% agree with you! We are currently selling and this porcess has been more than annoying bc we are getting sooo many appts with buyers who are not serious! I its irritating bc its wasting our time. I would liek to HOPE that people seeing my house can at least afford it bc otherwise you are wasting the agent's time and MINE.
In fact we are to the point that we c=only want serious buyers, but my agent said not to "screen" people for preapprovals bc we really vut our buying pool in half. But to me, a lot of the showings are people who had no business looking at houses yet bc their ducks are not in a row.

As an agent, I really like to know that someone is preapproved before I show them a house. That said, I use my discretion rather than make a hard and fast rule.
If a potential buyer tells me that they are not yet preapproved but are working on it or if they are willing to let me put them in touch with a mortgage lender/loan officer I recommend, then I will show them a house. If they are willing to come into the office to consult with me, discuss theiir real estate needs, etc., I would be more inclined to take them out once. I know some people aren't sure of the process or are looking for guidance on where to go for a preapproval. But I would expect them to have a preapproval going forward, since you can get one very quickly.
But if someone is unwilling to share information regarding financing/their situation or discuss getting preapproved at all, then I wouldn't want to waste my time showing them properties.
This is especially true if it's my listing. I owe it to my seller to bring serious, qualified buyers to the house and not inconvenience them unnecessarily by bringing by people who can never buy the house.
From a buyer's standpoint, there's no reason not to get one. It doesn't bind you to any particular lender. You can always get preapproved by one and later opt to go with a different lender. And it's important for you to know what you can afford so you don't waste your own time! And beyond preapproving you for a certain purchase price and loan amount, a good loan officer can advise you on different loan products, rates and mortgage insurance, what you can expect your monthly payment to be... all things you want to know!

Well, speaking for myself, I wouldn't waste my own time going to see a house we couldn't afford. We've thought about it & we would actually like to buy our next home before selling our current one so that we don't have to live in any construction messes, & can move without feeling rushed, etc.
Anyway, I'm going off topic from my original question. I guess the answer to my question is that we should get pre-approved just in case we want to make an offer riht away.
