House is up for sale...so...When can I expect showings?
Just listed the house officially for sale late afternoon this past Tuesday.
This is me freaking out my house is not awesome! My realtor hasn't called to say people are breaking down the door to see my house. WHY?!?!!!!
Okay but seriously. When should I expect showings to start happening? This weekend? I know for us, we are only available on weekends to view homes. I am also scheduled for a broker's open house and public open next Thursday and Sunday.
I am nervous. Not even going to lie. And I am already tired of trying to keep this house looking and smelling like people don't actually live here. So hard with two young kids and a big dog....

some people don't really go on MLS until weekends perhaps. It is only a week. Don't worry. Share the link to MLS if you feel comfortable. Best wishes to you. I know it is not easy!

I think realistically you should expect things this weekend or next. Do you know what your realtor is doing to get exposure for your house? My house officially went on the market today and we already got a call for a showing tomorrow. Hopefully something will come very soon!!! Good luck

Our house has been on the market for three weeks and I have only had ONE person come look and that was the first open house. It's VERY disappointing. My house is listed in Diamond condition, so it should be on someone's list!! It's hard to have the place clean every single day just to have nobody call
We are having another OH today, so we are hoping for more traffic.
Keep an eye on MLS to see what your competition is. It's hard to say when you can "expect" showings. You just can't expect it

Typically, houses get the most activity/interest/showings when they first hit the market (so the first couple of weeks).
If you are not getting showings, I would definitely speak to your realtor and find out why. It's has to either be an issue with marketing (but if it's on MLS and the major real estate sites, it's probably not a marketing issue, unless the photos and info provided are terrible/inaccurate) OR price.
We are seeing a lot of activity in the areas where I work -- we had 30 people come through one of our recent open houses! -- and houses that are priced right are selling within 30 days.
I know it's hard to consider the fact that you may need to take a closer look at price (assuming the marketing plan is on track), but it's even harder/more stressful to be waiting for showings, trying to keep the house clean, wondering what's going on...

I agree about being priced right and having activity immediately. I know in the areas where my clients are looking if a new listing comes up I notify them before the house shows on mlsli and we set something up for that week. The most important thing is to be realistic with your pricing!

My realtor and I went through the typical thing for pricing the home. We looked at homes sold prices and what they are currently listed for etc. But we based our pricing on what has already been sold. She had a number in mind to list. She told us her number between this and this. 15K difference between her high and low to list. We chose to list it right inbetween. So, I think our pricing is ok.
My broker's open is this Thursday so I guess we'll get feedback on what other realtor's think as far as listing price etc. And my open house is this weekend so we'll see from there.
