What do you think is the seller's situation?

According to the listing agent the seller was relocated. The house has been on the market for over 6 months now and it has only had a very slight price adjustment. I think the house is still overpriced. We went to the first open house they had and the sellers had already moved and the house is sitting empty. Apparently they have had two offers where the first fell through I think due to financing and the second offer they couldn't come to a price. It doesn't seem like there is any urgency or much flexiblity. I also think the seller's company is probably paying for some of the expenses until the house is sold. Even if there isn't a mortgage on the house the taxes alone and maintenance is pretty significant I would think.

So what do you think is the seller's situation? Do you think it was really a job relocation?

Who knows.

I think some people will hold out if they think they can get a higher offer on their home.

I've seen a lot of houses sit on the market for a while b/c the seller doesn't wan't to budge in price - even where they have already moved into a new house. Some of them eventually budge, some actually take the house off the market and rent it instead. Bottom line in these situations - the sellers don't need the money enough to compromise on the price.

If they were desperate to sell, they'd lower the price. They must not have enough expenses related to letting the house sit empty and are holding out for more money.

like most people who have to move unexpectly- they might need a certain # to cover the mortgage pay off

if they can't cover the difference- and they don't want to do a short sale- they are stuck

this is a very common situation
