Anyone ever hear of this in a home?
Having a cement ceiling only over the furnace and hot water heater in the basement? The house that we're looking at getting has this. The problem is there was also evidence of termite damage right next to this cement ceiling. There is a terminate treatment installed which will be transferred to us, and the previous damage had been repaired. BUT, because of this cement we or the inspector can't see the wood that is covered.
Thoughts?

we have special cement board over out furnace.... contractor insisted for fire safety!

certian cement board can work over there, however typically a layer of 5/8 type X drywall is placed over the furnace. Its installed as a fire block and has something like a 1 hour fire rating. Its actually a code requirement to have this between the boiler and living space.
Some homes don't have this, however it is a code violation.
I'm assuming your inspector said he can't see there rather than complaining about having it there, he should know it should be there.
if there is termite damage that is evident, I would assume you would insist that it should be repaired, and if it affects the area that is covered by the board, I'd ask them to remove the boards repair the damage, and have you see that it has been repaired.
It really depends on what the evidence shows, ie if you're just guessing that there is damage in the area, vs there is something showing that there is damage that is covered, you're not going to have them rip down a ceiling in the boiler area just on pure speculation, but if you see damage and it looks like it continues over in that area...
