Anyone Dormer recently?
We are looking to completely redo our 2nd floor. We just closed on the house last week and we are renovating the 1st floor now. We want to Dormer and put all 3 bedrooms upstairs with another full bath. Right now there's only 2 bedrooms (1up, 1 down).
Do you have a company you can recommend? You dont have to give an exact amount, but what was the price range you paid? It's a cape btw
eta- we would only need the shell and siding done. DH is going to do everything else. He would do the whole thing himself but doesn't have the time with his new business. (he's in construction)

I did this, well sort of, we bought a cape with an atached garage, and gutted teh downstairs and built a full upstairs. We basically contracted out the work ourselves and did some work ourselves.
it really can vary based upon design, features etc. Our framing, siding roofing total was probably close to $55k. That doesn't include the plans or really anything else. Doing it our way was a real pain in the neck, if we had to do it over again, we would have hired a firm to do it, it came out great, but the headaches and delays sucked.
I'm assuming if your husband is in construction he should know some people he can use to do the work and get some things inspected.
Again, he probably knows the process, but in general, you need all the plumbing work done by a licensed plumber, all the electrical work done by a licensed electrican, unless you file a homeowner's exemption on some of the work and take a test.
Also, my guess, is that if you're doing the upstairs, the downstairs is in scope too for inspections. etc.

We used Forman Construction based out of Massapequa. Owners name is Matt - 516-798-4114. Loved them!
If you do a LIF search - my reviews will come up.
I don't know a price b/c like the PP, we bought a cape and gutted and dormered.
I have no idea what a framing and shell would cost. I'm sure Matt would give you a guesstimate over the phone.

We dormered our levit cape with attached garage last year. We gutted the downstairs to the studs, moved the staircase and boiler too. Upstairs we added 4 bedrooms, 1bathroom, a laundry room and an attic above. Price will varyand whatever u budget out make sure u have extra money because u will go over your budget. I cant tell u what it cost us cause we had a company do the job. Its very stressful but will be worth it in the end. Luckily we weren't living in the house but I was out of work at the time and I was lucky enough to be on the job everyday to make sure the work was being done. I know a few people that used parson and they were very happy.
