I know this has been asked before but...
what exactly do I need to get in order before closing? As far as LIPA etc.? We are closing on Tuesday and want to make sure we do this right. Already have the home owner's insurance all set up.

As far as utilities, your realtor and/or attorney should let you know how the transfer will be handled. When I am working with the buyer -- once we know the closing date, I will speak to the listing agent to find out how the utilities will be handled.
Sometimes the seller will keep the utilities in his/her name through the date of the closing (so that if you are closing on Dec. 19, the new owner would have the utilities put in their name as of Dec. 20). Sometimes the seller will end their utilities the day before the closing, so the new owners would set up their accounts to start on Dec. 19, the closing date. And sometimes you can actually handle the transfer at the closing. The closing I was at on Thursday, we handled it right there. The seller's attorney (who had power of attorney for the seller) called LIPA at the closing table and let them know the house was being sold, and the buyer then got on the phone and set up his account!
So the key is to communicate to make sure that you and the seller are on the same page about how it's going to be handled. LIPA is the critical one, because they will turn off the electricity if the old owner ends their account and the new one isn't set up. (Aqua, on the other hand, takes a long time to shut off the water, for example).

Our closing was on a Friday but the seller's weren't vacating until Wednesday and Suffolk County shut our water off that Friday b/c DH forgot to call them. Then they charged us $60 or so to turn the water back on... they did it the same night but still, it ended up costing us money because we forgot to call!

i would place calls to: gas electric (LIPA) Telephone/TV/internet Water Sewer (if you have that) alarm
Tell them you are purchasing a house at X address and want to establish service for the date of your closing. Each company should be able to assist you.

this is pretty much what i did. the water co and LIPA had already been called by the seller so all I had to do was give them out new info.

We were charged $60 to transfer it to our name, so I think you couldn't avoid this charge anyway!
