We paid 3% less (plus got $5k in closing costs), but it was a foreclosure and already priced extremely low.

I'm curious..did the seller list the house at this absurdly high price, then drop it a bunch of times before you made an offer? Or did he list it at the high price and you made a low offer and convinced him that his original price was too high?

We paid about 8% less than the original asking price. We only looked at the house, however, after they lowered the asking price.
