Reality check

I think I'm locking today on a HARP refi

4.25% with .125% back for closing costs. I open a Chase account and get $200.

No points, staying with the same lender.

No income/doc/appraisal.

Maybe I can close before 2011.

We are able to adjust the rate one time before closing if it drops for no fee.

Whaddya think?

Also, new purchases and refis under HARP are different.

eta: Chase account gets 1% back a year on the mortgage..cha ching!

Were you underwater? Is this for Harp 2 which is rolling out on Dec 1, or the older HARP program?

Thats a great rate, congrats!

I am hoping to refi my underwater condo in Queens but since I am at 140% LTV and its not my primary residence, I think my rate will be higher.

It's just HARP. I'm not underwater. Just want to refi. I have a condo in AZ that is but it's not backed by freddie or fannie so I'm SOL. That kills me.

But at least I can save some moolah on my primary and the condo is now rented for 18 months so I'm whole at tax time.

Sigh..the mortgage mess..
