if you gutted your house..
how much did you estimated and how much did it actually cost? what did u have done?
i posted a while back about a home that we had an inspection done and passed on the home. after we saw a few houses after that, we're rethinking about this house. it's still on the market.
this house need update on plumbing, electrical, heating, molds, roof, siding, and the thing that worries me the most is the siding of the basement floor and outside of the house and grade at foundation needs corrections (??). for the mold, if we're gutting the house..should we still be worry about afterward?
also, will a contractor really sit down with us and talk about this?
any insights will be great. TIA

We had a contractor come out and give us a ballpark quote before we even made an offer on the house. We didn't want to be in a position where the work plus cost of the house would exceed what we could afford or what the house would ultimately be worth.
Our project ended up only overrunning by $1,900 for some framing/floor joists that needed to be replaced due to rot. Any other overruns we had were things we decided to change/upgrade from our original agreement.
Good luck if you decide to go ahead with it, it's a really big thing to take on but you will be so happy when you are able to make the house your own.

Two of my brothers bought houses that were total gut jobs.
One estimated it will cost them 80k but it ended up cost over 100k.
I would be wary about buying a house that needs that much work unless it's a great bargain. You never know what issues you're going to find when you're doing so much work.
You can certainly ask a contractor about this but be prepared to ask about 3-5 because invariably there will be a few who don't get back to you because they might decide not to take on the job.
