How do I sell a condo??
lol I have no idea how to sell my condo! What are the steps? Who do I get in touch with? I'm lost lol I bought the condo when it was new construction, so I'm sure that I will lose a ton on it, since there are still condos being built. Sometimes I think maybe it would be better to just rent it out? lol Sorry for all of the jumbled thoughts. Just trying to piece this all together. Thanks for your help!!

Re: How do I sell a condo??
The first step is to interview a realtor or several realtors. They can look at recent comps and give you a sense of how much you could expect to get for your condo in this market. They will also explain to you how they will market your condo and other services they will provide.
Then, you select a realtor to list the condo on the market. You will sign a contract with that realtor for a specific length of time and that contract will state how much you will pay the realtor in terms of a service fee (which will be a percentage of and come out of your sale proceeds). Obviously, you only pay the realtor if your condo sells!
Once you know how much you can expect to get, you can figure out if you will be taking a loss and roughly how much. If you have a current mortgage, and you owe more than you can sell the condo for, you will need to figure out if you have enough money to bring to the closing table to pay off the bank that holds your mortgage. If not, you will have to do a short sale.
Let me know if you have questions about short sales. I am a certified short sale professional (and an attorney who now sells real estate).
As far as renting, the realtors could also let you know how much you can rent your unit out for (assuming there is no restriction on you renting your unit out), and you can factor that in. There are pros and cons of being a landlord, so I think you need more info before you can decide.
Feel free to contact me if you have more questions or would like more help!
Good luck!
