Did you use a check list or form of some sort to interview potential tenants?

When I was first renting, my landlord gave my roommate and me the apartment when he found out what we did for a living. Even after a young family came in after us. - not sure if that was good enough for him.

I would ask for a W2 and a credit report. make sure they can afford it and have good credit!

we're lucky to always rent to friends of friends. That way, we have someone who can personally vouch for their responsibility level. It's worked for us so far - we have 4 tenants: one tenant has been there 20+ years (since before DH bought the house), one tenant is going on 9 years, and one is more than 3 years, and the newest one moved in about 6 months ago.

I had a checklist made out. It might be on my old work computer though - I'll check.
I think in the end though we really ended up going on our gut. We were really choosy and took a long time because we wanted to feel comfortable with whoever was living in our house.
We LOVE LOVE LOVE our tenants. Hang out with them all the time, make dinners for each other....we couldn't have gotten luckier. They are great people.

try looking on myspace to see if they have a page... you can find out a lot about a person and their habits this way
