Where do we start re: major renovations

My husband and I are getting ready to start the process for major renovations on our house. Who do we call first?

We've already spoken to our town and received some paperwork for permits & stuff like that. But do we call contractors for a price and then go to the bank or do we start with the bank and then call a contractor for bids?

What do you think? We're just a little confused.

Depends on what you consider "major renovations". If you are doing significant structural work, we got an architect first to draw up the plans. Then we knew what to ask the town for a permit for. While we were getting the permits, we interviewed and picked out the contractor.

You really need a plan first before you can even think about doing anything else. Otherwise, you won't know what to ask for, what the costs might be, if it's even feasible, etc.

The permits are next, since the town can tell you that the plans you have drawn up can't be built because of setback rules, height rules, etc, etc.... An architect who's worked in your town already should know most, if not all of the rules, and can guide you to certain ideas that will work within the town rules (or can help you get variances)

I was hoping you'd reply Shawn! We have a Cape and want to add a master suite and bathroom upstairs as well as a walk in closet, solar panles, a porch, new roof & siding.

I was thinking architect first as well. Would you recommend yours?

I'd start with a contractor - and then they usually have an architect they work with. At least that's how we did it.

We did major renovations on our house. We went to a contractor first. He recommended an architect (who was great) and the contractor filed all of the paperwork with the town for any permits. I do know that not all contractors will file the paperwork. It was nice having everything done through the contractor. Made things a lot easier for us.
