Is this a good deal?
A 2/3 bedroom 1story house built around the 20's(there is a dining room with french doors and a closet so it could be a third bedroom there is no other door in the room leading to another part of the house so it truly would be a bedroom or could be a good dining room)
washer/dryer and dishwasher (the roll up to the sink kind)
great condition
1.5 car garage
1 bathroom
walk up granny attic
hardwood floors throughout
waterfront w/ 25' docking rights (they rent out the other half)
great neighborhood
gas, electric, and water included.
Negatives: original windows, drafty tiny kitchen but we aren't big cooks
They are asking 2100 a month, including utilities (just not cable or internet)
good deal? great deal? bad deal?

I'm not sure the dimensions but full use of the yard, both front and back with a gas hook up for a grill in the back.

The problem with this point is... with a mortgage you are more or less stuck there. With a rental, you are paying for flexibility that you can essentially leave at any time. Apples and oranges really.
Is this a whole house rental with no other tenants inside?

Yes, whole house rental, no other tenants... yard, garage, dock, everything is ours.
The rent was 1800 and they want the utilities in their name and only want to charge 300 a month for them regardless how much we use. I know for a fact that in the winter the gas bill alone is over 500 because the windows are that drafty and there is no insulation in the attic or walls.

Our mortgage and taxes are only a few hundred more a month than that, so that doesn't seem like a huge bargain to me.
We also are not on a canal though so if that's a big thing you want, it's worth looking into.
I do get what the PP was saying though about the flexibility of leaving at any time though.

For on the water, with yard, all included (except TV), it's good. Not a super deal but not a bad deal at all.

We rented for years---this is a great deal depending on location. without electric and heat i would say its an average price, but since they are included i think its a steal...unless its in a bad area.

In my local market (Merrick, Bellmore, Wantagh), that's a very good deal. Whole house rentals with utilities included are rare, and the boat slip would make this SO much more valuable. I recently rented a waterview apartment and got so many calls from people who wanted to know if there were docking rights with the apartment because they had boats and were desperate for find a place where they could take the boat.
It's a hot rental market -- much more demand than supply. Rental prices are high. True, sometimes the rent is equal to or higher than what a mortgage payment could be, but many people don't want to own and many people who have the cash to pay high rent cannot qualify for a mortgage now, with the tightened criteria.

I don't care how little I pay to heat the home, I would want it to be insulated.
You will notice the drafts. The home is really old.
The price for the rent is fine but the condition of the rental doesn't sound ideal.

We rented a 3 br, 1.5 bath apt for $1800 plus utilities and it it ususally came out to about $2,100/mo so I think that's an appropriate price to pay. When we were renting everyone always said "that's like paying a mortgage, you could own a house for that much money, blah blah blah". Except, no one ever tells you about the extra money for RE taxes and HO insurance, repairs, landscaping, etc. Not to mention the down payment and closing costs. If you're not in the boat to buy a house, then renting a house is a great option and I think that price is fair.

Sounds like a fair price to me. Yes, it's about the same as some people's mortgage...but not everyone wants to own a house. And like someone else mentioned, she has the flexibility to not renew her lease next year. Plus, not everyone has $$$ for a down payment.
I wish I had rented a bit longer and waited out this market. I actually saved a lot of money while renting.
