Which day is better...Saturday or Sunday (your preference)

Also, anything special that can be done to get people in?

At my company, we usually get a better turnout at our Sunday open houses than our Saturday ones. So I try to schedule my open houses for Sunday when possible.

As far as getting people in to your open house, promoting it on the web (MLS, Listingbook, etc.) is key. So is putting out a lot of signs and balloons the day of, trying to snag a lot of people from main roads and busy intersections and directing them to your house. I also hand deliver flyers and invitations to neighbors and/or target areas that are likely to have a lot of potential buyers. For example, if I have a co-op listing that would be great for a first-time buyer, I will give out invitations to the open house at local rental apartment complexes (because people there may be looking to buy).

I think the people who see the open house on the web tend to the best prospects at open houses, because they know a lot about the house (including the price). People who come off the signs often say that the house is too big/too small, way above their budget, etc. It's rare that someone who comes in off the signs is a good match with the house, but it happens!
