Anyone finish a granny attic?

We rent our home but may be interested in purchasing it in the future. Right now, it is a small 2 bedroom 20's bungalow or could be 3 bedroom because it has a dining room that has french doors but we really need a place to sit down and eat because it isn't an eat in kitchen, it's a tiny galley kitchen.

We want another child in the future but would be impossible with a 2 bedroom. Also, there is no master, it's a super tiny room. We do however have a granny attic. It would be perfect for a master bedroom and large closet. Waaaay down the line, it would be nice to dormer but if we buy this house we would just want to finish the attic enough for us to have a bedroom.

Can this be done? About how much for them to add insulation, sheetrock, electric, and heat? I mean, all that sounds like it's going to be a ton.

How big if the room? What type of heat do you have not? oi, electric, gas?

I think the electric and heat will be a good part of your budget. Especially if they have to run new lines.

I think finishing with insulation/drywall couple be a couple of thousands but again depending on the size of the room. I am talking 12ftx16ft.

Then you have to add the closet.

It will be cheaper with a smaller contractor than a big company.

Also....will you be adding windows. So additional cost for the window and the installation.

I'm not sure on the dimensions, I'd have to go up there and it's a sauna right now lol. No windows, it has two regular size windows on either side of the house. And the heat, I forgot I have the oddest heat in the world. I have gas heat BUT this house used to be the summer home for the man who invented the things that hold the plates when you go to a buffet, you know they sort of pop the plates up? So anyway, it was built in the 20's and wasn't lived in during the year but in the 40's they added heat it's called a gas floor furnace. There are no baseboards in the house at all, no heat in individual rooms, there is a large grate in the hallway/dining room area that is suppose to heat the entire house. You can't walk on it because it's super hot. We have to leave all our doors open in the winter to get heat in each room, it's a real pain in the rear. I guess we would have to get that taken care of first before we even thought about doing the attic.
