Advice Please-- Sorry Long
Hi everyone... I really could use some advice.
My husband and I live in an apartment complex. We have mostly been happy here (we have been here since 08). In the past 6 months we have noticed things going down hill. We have found hyperdermic needles around the complex. When we have said something to the complex they told us if we weren't walking our dog by the lake (a spot we are not supposed to walk in but everyone does) we would never have seen it. The reason we have been walking him by the lake is because is because we have seen several drug deals go down and seen people do drugs where we are supposed to walk him. Our neighbor has been arrested 2xs for drug use. Today we reached our breaking point and called the cops when we saw a drug deal go down. The cops said that the detectives assigned to our complex would call us on Tuesday. At night we were walking our dog and people were setting off fireworks. Security drove past these people and waved. We went for a drive. When we came home we saw a guy passed out on the lawn. We told the security guards and they said they would take care of it. 30 minutes later he was still laying there. We called the cops... again. While we were walking the dog we saw a teenage drinking party (red cups) in the street as well as a prostitute trying to pick up a guy.
We live in Ronkonkoma. It is not a bad area.
My question is do I have a leg to stand on to ask out of my lease? I am so afraid to live here now. Of course we signed a 2 year lease in February before everything started going bad.
If you have read this far thanks. I am so upset and scared. Any advice is really appreciated.

You don't need to give your landlord a reason for wanting to leave and actually I wouldnt flag it yet. I would say you just want to leave for personal reasons and see what is said. The reason I wouldn't flag it is because I wouldn't want to point out a flaw to the unit that he can't control. He may realize it will become a bigger challenge to rent it and not want to go through the trouble.
Back everything up in wiring when you speak. Follow your convo up with a request via certified mail to be let out. Make it clear you are looking to get out all together. You do NOT want an assignment which your landlord has the potential to give you.

I wouldn't necessarily give a reason either.
What does your lease say about breaking?
Be prepared at the very least to lose all of your security.
I deal with a ton of housing issues at work, including breaking of leases, and the management company tends to keep the security if a new tenant is not found right away and this is within their rights.
Note: I am not claiming to be an expert, like one poster on here says I am, but for some reason, when I comment on the housing threads, this tends to get a certain poster's panties in a bunch.
Good luck to you!!

Thanks everyone. The thing we are concerned ab out is if we give no reason we have to give them 4 months rent (apart of our lease). I just don't want to give them anymore money for making me unsafe.

Sometimes you just have to say F the money. If your safety is your concern then who cares about the money. I know it sucks to lose that amount but you have to say to your self how much longer can you live like this?
I hope you work things out and find a safer home!

I work in PR. The power of the media is very big but you need to be very careful in how you leverage that. I don't think that threatening your landlord is a good tactic.

wow unbelievable answer they gave you... i was looking into renters rights in ny for my own reasons and came across this. Landlords are required to take minimal precautions to protect against reasonably foreseeable criminal harm
i would keep up with the police and management about this matter. send letters. i mean if you decide to move other people have to live there. they need sme sort of better system.
