What is the lowest you would offer?
If a house is listed at 329,000 what is an appropriate amount to offer? With the housing market today, some people are looking to get the most they can. Which I understand totally... But if said house needs work, like the upstairs needs to be re-sided and new windows are needed through out the house, what would be a good amount to offer...And a new oil tank is going to be needed in the near future....The place has only been on the market for 4 weeks... Don't want to put an offer in that is too low and they laugh at us...

You need to know what comparable properties are selling for - that will give you a better idea of what an appropriate offer would be.
Does the listing price reflect the necessary fixes, or is it overpriced?

We have seen similar houses and the prices were lower. Around 300-314,000.. The price for the house is as is condition..Thanks

Honestly, I would start as low as you want especially in THIS market.
We bought in 2008 and it was amazing THEN what people thought they were gonna get for houses that needed a TON of work.
The first house we put an offer on we also found out was paid off for YEARS too. The seller ended up backing out because she wasn't ready to sell, but we found out that she ended up having to take an offer like close to $100K less than the asking price a year later when she HAD to sell.
If she had sold to us she would've gotten close to her asking price. It worked out though because reflecting back we knew we wouldn't have been happy there,but that's a different thread!

We have seen similar houses and the prices were lower. Around 300-314,000.. The price for the house is as is condition..Thanks
Offer 300,000 then. Worst thing that happens is they come back with a higher counteroffer.

Offer $280. It's not a ridiculous offer at all and it gives you play.
If they are serious about selling, they will entertain ANY OFFER with a counter.
If you offer $280 - They will probably go down to $315-$320. Then you can go up to $290-$295. They SHOULD Come down to about $310-$315. You can probably settle for $305-$310. That's hardly anything from $329. Honestly, my DH would probably start the offer even lower then $280 on a house priced at $329.
This is a buyers market. Take full advantage of that fact and get yourself a home for a steal.

Yea, $280 is a very decent starting point. You can even go with $275 if you want for a little more wiggle room.
