Suggestions on how to sell a house?

aside from open houses and posting it on mls and newsday, anything else I can do? Can I hang pics around town, like at the supermarket and stuff???

I just would love to sell!!!

Are you selling on your own? Or via a realtor?

Aside from MLS, it's really important to have a strong internet presence. At my company, we put our listings on over 300 (and up to 500 sites, depending on the type of home), including major real estate sites such as realtor.com, trulia, zillow, redfin, frontdoor.com, etc. A lot of buyer prefer these sites to MLS.

We also promote our open houses on Listingbook, and I often promote listings on there.

I always create a unique individual website for my listings. See www.120goldieave.com or www.494southoceanave.com (one is a single family home and one is a co-op) for examples. You can then post this website on social networking sites, on flyers, etc.

You can also promote your house via flyers hand delivered to your neighbors or other areas where target buyers may reside (so if your home would be attractive to first-time buyers, give flyers out in rental complexes/apartment buildings). In my office, we often send out post cards advertising listings.

If you are using a realtor, have them do a broker's open, to familiarize other agents in the area with your homes benefits and features.
