If you're currently trying to sell

How much traffic are you getting in terms of people coming to see your house?

We dropped the price $10k and in one month on the market we've had about 5 people come to look. I know the market isn't great right now but wow ...I'm so surprised. And bummed.

we have 10 people at our first open house, and 6 at our 2nd...we've had maybe 4 or 5 ppl in between open houses...our house has been on for about a month...

no offers though...lots of potential offers, but nothing seems to be working outChat Icon

We went on the market on 4/21. Open house 4/30, we had 12 sign ins. We also had about 8 other showings. One family came back 3x but never made an offer. We finally just got our first offer last week and contracts are out now. Hang in there. It s ucks.

ETA: We lowered the price $30K after 6 weeks on the market. We are motivated and I think the original listing price was too high.

this is us...We've had a TON of traffic. One offer that was low and they went up a bit but still not realistic....Also lots of potential offers as well...I'm also not loving our RE agent

Do you know what is being done to promote your open houses and your listings in general (besides the usual list on MLS, yard sign, etc.). There are many different and unique ways to promote listings. So many of today's buyers are really tech-savvy, so we create a unique property website just for your house, we promote every open house in our office on Listingbook, we send invitations to neighbors, we have a Century 21 tracking tool that allows us to see the number of views your listing is getting on the major real estate sites (e.g., realtor.com, trulia, zillow, etc.).

Also, some of you are saying that you had a lot of "potential offers" -- which I take to mean buyers who showed some interest (through re-shows and the like) -- that didn't pan out. Did your agent call to find out why they decided against making an offer? If not, I would ask him or her to do that. Sometimes it is just something out of your control (they want bigger bedrooms) but sometimes it's something fixable. Either way, you want to know!

You should see an increase in activity -- I am noticing a lot more serious buyers out there now compared to what was going on in winter and spring. In the past week, I've gotten offers on 3 of my listings (one of which has been a really tough property to market and sell). So stay positive!

I'm in CT but my story sounds similar

4/5 - listed

4/6- Broker open

4/6 offer #1 accepted

4/8 - offer #1 flaked

4/10 - open house #1 - 14 parties

4/11 - Offer #2 accepted


4/17 - Inspection showed roof and furnace are old - recommended that a french drain added to basement
4/19 buyer drops price by 40k after inspection - we tell them to hit the road

5/1 Had open house #2 - 6 parties

No offers

5/15- Had open house #3 - 1 party

5/19 - Dropped price 20k

5/20 - Broker open house- 5 brokers

6/1 - Offer #3 - we replied- then they never came back

6/5 - Open house #4 - 4 parties

6/5 - Offer #3 back again - we reply- again, no come back from them (maddening!)

5 showings this past weekend

Today is 6/14 and we are still here..waiting..

We put my dads house on the market the second week of January priced just under the rest of the houses in the neighborhood because we NEEDED to sell because I couldn't pay his mortgage and my own rent. There were 2 open houses with about 5 people at each and we got 2 offers within the first 2 weeks 40-50 thousand less than what we wanted so we said no way. We dropped the price by $10,000 and within 2 weeks got 3 more offers and ended up getting our asking after lowering it. So all in all, we accepted an offer 2 months after putting it on the market and after all the paperwork, waiting for their mortgage, etc etc we closed 3 months after accepting their offer.

We had our house on the market in May (its in contract now) and I was surprised at how little traffic we received. We had a bunch of showings the first week (like 5-6) and then only 2-3 in the weeks following.

I HATE home selling and am taking it off the market at the end of the month. We need a break. Here's what happened:

Late March 2010 - house listed

17 days later - first offer, we counter and don't hear back

2 weeks later - buyer comes back, we have an accepted offer

inspection came back - buyer happy

A week later contracts were drawn up. Buyer backed out when he went to sign the contract.

Offer #2 - that summer. WAAY too low but we countered anyway. The buyer did not respond. Realtor pulls 'comps' that weren't truly comps but sold at the same price as the lowball offer in an effort to get me to accept it. We say no and he encourages a short sale (!!!)

Lowball buyer comes back a few weeks later to try and neg. some more. He came up 5K. This was still about 35K lower than the least expensive comp. We countered again but they said no.

September 2010 - listing expires, we don't renew

December 2010 - realtor calls because he has a buyer who is interested and can he show it. buyer loves it.

Accepted offer #3

Inspection clears and we go to contract in January 2011. Buyer is all cash and requests a mid-April close b/c of some jumbo CD that is expiring (fine.) Chases me to find out when I'm signing the contract...we did so 2 days after she did.

late Feb 2011 - lawyer calls. Buyer wants to close early and asks us to move out.

April 1, 2011 - we move out

April 4, 2011 - buyer backs out of deal. We're fighting for her down payment now.

April 6 - house is relisted at 10K less than our last list price.

Yep, I'm back in my house. I moved out April 1 and back June 1. We're still unpacking. ugh!!

Our buyer has absolutely no case and will lose this fight for her DP but for some reason she wants to make things difficult. It's not even that big of a DP - we were offered half as a settlement but that doesn't even cover the damages she caused. Chat Icon

We are in Putnam County, NY - we listed in July 2010, had immediate interest, but nothing actually happened. Interested parties found another house in a more desirable town.

Had a second interested party right before Christmas, but they changed their mind because they really wanted a 2 car garage.

We pulled listing.

At the end of the 2nd deal we found out parts of my house weren't "legal" We had an extra room, extra bathroom, 2 fireplaces and finished basement with no CO. NONE of this came up when we bought it 5 years ago. So while it was off the market, we worked hard and fast to CO everything and put it back on the market in late February and dropped the price to be very competitive.

Traffic was always low - from July - May we maybe had 14 showings, even with the significant price drop after relisting. In May we dropped it $90K because we were desperate to move before school starts this fall since we want to change districts before my DD starts K.

One of our interested buyers came back and made an offer lower than asking (meanwhile we are listed significantly BELOW market.) We negotiated it up a bit, but just gave up and accepted their offer even though we still thought it was too low.

Well we are finally in contract. During the inspection my septic failed - $18k to repair. I want to Chat Icon Chat Icon

At least we are finally in the game, but very poor!!!!
