rentals and laundry
i am trying to decide whether or not to include a washer and dryer as part of my rental unit. (to rent out, not for me)
i would also have a washer and dryer in my part of the home, and i am thinking this is going to run me a lot extra in electricity.
there is a laundromat within walking distance for a tenant, but i know when i rented i hated using public laundry..even just lugging my stuff there.
if you were looking for an apartment, how important would laundry be for you?
and how much "extra" would i charge for that? i want to have rent as "all inncluded," and not have separate bills.

We are starting to look now for a future rental and I find myself drawn to those that are all inclusive...especially if they include laundry. For example say our budget is $1300 for rent...we allow an additional $250 for utilities. But we would jump all over a place that charges $1600 with utilities, and we'd pay $1650 if it included a washer/dryer and a dish washer. It saves on gas to and from the laundrymat, and saves on time.

thanks for the response.
i felt that way when i was looking. im really trying to give a tenant what i was looking for. a place that i felt at home. im giving an private, outdoor area, too.
the apartment will be small, but i feel that it will come with a lot and be brand new, and i hope that draws a good tenant.

I think it would be a huge selling point to have a washer/dryer in a rental. It was something I never expected but would have always loved to have available. That said, there was someone on here that had a w/d in an apt they rented that was inclusive of utilities and the tenants were doing several loads of laundry a day which is very costly.

I agree, it will really set your rental apart to have a washer/dryer in the unit. It is less common to have a washer/dryer in an apartment in a private residence (unless it's a whole house rental), and many of the rental customers I work with desperately want a washer/dryer on site.
I also think there is a huge benefit to all-inclusive rentals, because it removes the uncertainty. The tenant knows what they will pay each month.
In terms of how much to tack onto the rent for utilities, I would think about how many people the apartment can accomodate. A one bedroom, which is best suited for a single individual or a couple, would be different than a 3 bedroom, which is more likely to attract a family.
