MLSLI VENT!!!!!!!
ok ok, it's not an mlsli vent per se, but I am sick and tired of seeing the same *^$# houses for sale for the past 6-7 months
how about some new inventory in my price range????????!!!!!!!

I agree!! I am so Fed up with house shopping!! I don't want a house at this point because of the inventory but I am not happy living in this apt any longer!! I am so discouraged!!

That site can definitely be maddening! Unfortunately, a lot of times real estate agencies don't update their listings, so many houses that are long gone just sit on that site forever.
If you're interested in a particular area, I would visit the real estate offices there to check out their exclusive listings (which don't get posted on MLSLI).

I agree..there are a lot of houses that never make it to mlsli because they are exclusives. Realtors know that if they have a home in a popular price range that's in good shape and priced right they will sell it fast and they don't want to share the commission.
At one point I was working with 6 different realtors!

I was going to post the same exact thing.
I found the individual REA sites to be more helpful...especially b/c they had the exclusives.

Some of the indvidual broker websites will tell you if the house is under contract. all of those houses will still show up on MLS though, like you said. I think that Prudential may have the "Under Contract" notice. MLS should really have this as well - its very misleading and can be very frustrating.

Definitely don't limit yourself to searching MLSLI. I believe the best way to find something is by driving around the areas you like and by searching searching specific realtor sites. I know it's time consuming, but I used to look on it as my 2nd job. Don't forget to check Newsday online too - they have exclusives and FSBOs.

You're right in that houses "should" get removed from the site when they close.
However, it's up to the listing agenct/agencyy to update it. Realtors who belong to MLS have their own login to update their listings and to do searches. It's up to them to keep the info for their listings current. Some do, some don't. So yes, they "should" remove their listing when it's closed, but if they don't, it stays on the site.

I also think that thse sites don't put in contract and such on the listing because they want you to sell you some other house..this way they can get your info and call you about listings before another realtor does.
It's a marketing tool.

I want to leave LI!! I grew up upstate in farming community! I would love to go back but DH doesn't want to budge!! I really don't get it because his family never even bothers with us and the one time a year they do we could travel!! I told my husband I am on House Hunting STRIKE! If he sees something he wants to look at he has to do the work to see it!! Yet I am on MLS daily!

I totally agree with you. Every time we call on a house and its already gone they say "well what price range are you looking in" and they try to get us to go out with them. HELLLLOOO I was calling on that specific house not asking for a realtor
