to come in to list my home or can the RE just give us a number?

A real estate agent will recommend a listing price based on recent sold comps. Once you are in contract with a buyer, assuming the buyer gets financing, the buyer's lender will send an appraiser before they give a mortgage commitment.

So just keep it in mind when pricing your house... some people think, what's the harm in pricing it too high? But even if you get a buyer to pay that, you have to make sure it will appraise for that price.

A real estate agent can not do an appraisal, they can provide you with comparable sales and suggest a listing price.
If you are listing your home you don't need an appraisal.
