What size are your bedrooms?
I'm curious what is considered standard. We are having work done right now and I wanted to see if the plans that were drawn up were relatively standard for room size.
Is it better to have two very large bedrooms or three smaller ones? We heard three Is always better and that's what we are doing but the size would also be compromised (except for the master). I just wanted to see what would raise the value the most.

Always easier to sell a 3 bedroom than a 2 bedroom (bigger buyer pool), so I would never take away a bedroom if resale value is at all a concern. Most buyers look for at least 3 bedrooms when buying a single family home.
As far as room size, it will vary, depending on the style and age of the home. New construction always has bigger rooms, but older homes tend to have smaller rooms.
If the master is a decent size, I find that most people care less if the additional bedrooms are smaller. Most are looking to use those rooms for their children or as an office or something.

The minimum room size I would want is 10x10 and even then I would prob think it is a small room. Three is great, but if it is so small that you could only get a bed in then, I would rather have two rooms. ETA: What are the dimensions? We were shown a home with a 4th "bedroom" that was 10x 6 3/4. It was basically a walk in closet. I think the fact that just because a room has a closet, window and a door does not make it a bedroom in practical terms.

our house has 5 bedrooms. A master br that is an odd shape but it works out to about 18 X 18 a junior master that is 14 X 16 my daughter's room is average 12 X 12 one of the guest rooms is even smaller 10 X 10 which I think would be hard for a child to fit all of their stuff in the last bedroom is weird 10 X 14
the previous owner expanded the house because they had a lot of children, I guess they just needs rooms so they didn't care that some are small.

The master is 17 x 13 and the two smaller bedrooms be 10 x 12.

I have a four bedroom house. Two of the bedrooms are 10X12 and they are a decent size. There is a nice sized closet plus we fit a twin, desk and dresser in there very comfortably.

I say do 3 bedrooms because like the pp said it opens you up to a bigger market. My suggestion is if you decided to move stage the rooms to be functional. If we ever move we'll go to IKEA and stage the nursery as a functional kids room/office. Our master is only 14x12, 2nd beroom is 10x10 and the nursery is 9x9 no closet It's a PERFECT nursery but we would have to stage it as such or get a wardrobe from Ikea and go from there.
