Help Me Decipher This Listing Please...

DH and I found this condo listing in Jamaica Estates. We went by it yesterday and really like it (from the outside) and the area. BUT we're not sure if it's 1 floor or 2 floors Chat Icon There were 8 doorbells and it says "Floor 3" in the listing but then says duplex Chat Icon.

Based on the listing, would you said it's a single floor condo or a duplex?

It sounds like it is more than one floor, only because most townhouses have the .5 bath on the main floor, 2 BR upstairs with one main bath and one bath in the master, at least from those i've seen in Nassau/Suffolk.

They sound like they are saying, in general, the building is a duplex with 3 floors with this condo on the 3rd.

What/Where are the 7 rooms on that one floor....kitchen, DR, LR, BR, BR, ? (I don't think they count bathrooms in the total rooms, right?). If you count the baths then I get 7 rooms. Not sure about that one!

Why did they list this already if it can't be shown until after 9/11? Did they mean 7/11?

based on the listing it says duplex
so 2 floors -

a duplex on the 3rd floor, so probably a split level set up

Well, judging by the fact that there are clearly more than two floors in the building, I would think that they duplex refers to the unit itself, not the entire building. Sounds like it's a duplex on the 3rd floor - I can't really see why they would have 2.5 baths on one floor anyway, unless one of the full baths was en suite.

I pulled it up on the realtor side of MLS. Here's the layout:

1st Floor: Lr. / Dr. / Kitchen / 1/2 Bath
2nd Floor: 2 Brs. / 2 Full Baths / Laundry

Nope, not an agent. I'm an appraiser - I have access to all of MLS to use it for comps.

Its an OLD listing - its been on the market since 8/2004...
