This house has been on for a while down to $389K Im sure they will go lower seaford

Its a great price, but just FYI - its on one of the main roads to get to the houses on the canals. I used to live down there and people race down the street all the time :(

I know the area. To be honest the "Harbor" in Seaford is not as affluent as many areas on the water in Nassau... it's actually a mix of converted old fishing/seasonal summer cottages that were added onto over the years and other more modest housing that years ago was largely seasonal. Many of them are rentals, don't have basements, can be prone to flooding (I had one student get flooded 2X in one year... all appliances, etc. needed to be thrown out twice). Then sprinkled in the mix are beautiful, huge, fairly new homes built within the last 15 years that are 900K.
I have to be careful what I say as I teach in the district but the "Harbor" is not known to be the best area of Seaford.

The house is just south of merrick road so it isn't considered to be the "harbor" and isn't on a canal and would take alot to get flooded. It is a busy block though. I will admit being a "harbor rat" as they call us down in the seaford harbor there are alot of summer bungalows but it depends on the block. My parents live on ocean and it is all high ranches or house that were converted after the flood in december of 96 i believe. Also my parents moved there over 20 years ago and we have NEVER had water in our house and we live on a canal. There are homes that do get flooded but alot of that has to do with people not raising their homes that are below water levels and get flooded at high tide. It may not be as nice as south seaford off seamans neck road but the house also don't go for over 900k and you get just as nice a house somtimes even nicer and you can be on the water.
