DH and I just totaled this up the other day. We have been here a little over 1 year and put about 30K into it.
AND - this was a brand new house bought by a builder! The list never ends!

I'ev lost track after 5 years of never ending projects. But we put a lot of work into the house and we still have tons more to finish.

The first year we put in about 50K (new septic, new roof, regrading land, new furnace, etc.)
We've done quite a bit to the home, but we do most of the labor.

We put in about $20k, and that took us very far - a new kitchen, a new mudroom, new office, finished basement, new bathroom fixtures, etc...

hmmm, probably $40-45k or so. GUTTED the kitchen, mudroom/laundry room, updated bathroom, new water heater, new rugs.
We don't plan to do that much more - maybe down the road an additional bathroom or CAC. Not sure.

We've been in this house for 8.5 years and have done the following: New brick stoop New cement work New landscaping Decorative brick retaining wall New roof New seamless gutters Built portico Stucco (removed siding- front of house) CAC Redid yard New front door Brand new kitchen (granite, stainless) Totally renovated Family Room (off kitchen)- vaulted ceilings, put skylights, built mantle for fireplace, new windows, door, pergo flooring Ripped out old bathroom- put in total new Ripped out all rugs- had hardwood floors sanded and varnished Painted Extended playroom downstairs Took sauna out of downstairs bathroom- replaced with closet
We probably spent about $100,000 over the past 8.5 years. But, we bought the house for $200,000 in 1998. Current appraised value is about $600,000...but I wouldn't sell this house, just to do all of this over again someplace else!! No thank YOU!

About 110K in FOUR MONTHS
But our house appraised for 200K more than we bought it for so we are still ahead...
YEs, we did all of this in FOUR months With a contractor
All new electrical including rewiring entire house new oil tank- relocated outside new boiler - Weil-McLean new separate hot water heater all new interior doors and moldings CAC refinished hardwood floors throughout added pull down stairs for attic access
Kitchen Gutted- re-sheetrocked and spackled Vaulted kitchen ceiling added sliding doors moved heat took down a wall btwn kitchen and laundry area repositioned old broom closets to fit custom pantry tile all new cherry cabinets all new appliances including washer and dryer tile-floor and backsplash granite counters paint
Dining room Tore down water damaged ceiling and replaced repaired termite damage in floor in corner replaced header and took out arches between living room and dining room added chair rail paint new extra thick baseboard molding
Living room chiseled 3-D grout from stone fireplace wall cleaned stone wall restored stone wall painted ripped out old carpet install real oak flooring installed 4 high hats new baseboard molding
Entry new closet doors new lighting fixture added a second light all new paint cleaned and restored blue stone entry new oak stair rail leading upstairs new baseboard molding
Half bath gutted resheetrocked new light new fan toilet sink vanity mirror
Den redone right before house was on market just cleaned 2nd fireplace
Upstairs Hall bath gutted all new fixtures- tub, vanity, toilet new tile installed linen tower and vanity recessed lighting in soffet new baseboard heat
Master bath Expanded old 3/4 bath by losing two small walk in closets and dressing area off bedroom to create a 13 X 13 foot area expanded waste pipe to move toilet new larger window jacuzzi tub separate shower with custom glass enclosure linen tower and cherry 6' vanity with marble top created 1/2 privacy wall for toilet new baseboard heat tile paint
Master bedroom built his/her closets installed crown molding and chair rail added access panel for jacuzzi tub added cable/electrical outlets new baseboard heat
3 other bedrooms added closet doors added moldings repaired walls painted
We still have to do: finish crown moldings in dining room, hallways- up and down finish basement reinsulate garage new garage doors new landscaping new driveway new walkway from entrance to driveway new fence new patio/deck for backyard

We purchased a new construction but did some upgrading since we purchased our home in March. We were just informed by the builder the other day that the prices of our homes have gone up and are now worth $30k more than what we paid.

We bought our house one year ago. We gutt the bathroom and most of the kitchen. We probably put about $30k or so into it so far...but we were so luck not to pay labor. FH, my uncle, my aunt, FH's uncle & BIL, friends have all been a huge help and have played some part in the demolition and reconstruction of our home. I am very lucky.
