This chick better not be yanking my chain

My proposed new tenant was supposed to meet up with my property manager to give a deposit. She had car trouble and rescheduled for tomorrow 8am.

She said she faxed the lease to me but I didn't get it and she is going to resend later.

I asked her if she really wanted the place and she said emphatically, not to give her apartment away. She sounded down and stressed. She is a single mom and has one car and she was on the way to drop off her kids at school.

I'm trying to give the benefit of the doubt here. I guess by tomorrow I will know.

Doesn't sound like things are starting off on the right foot. I'd be extremely leery (considering what you just came out of). Did you do a background check on her?

I did a credit check, talked to both of her former landlords and got her employment verified.

I didn't do a criminal or public record check.

She just told me she has to pay $800 to get her car fixed (whoel front end issue) and can't come up with the whole deposit until Friday.

I'm giving her until Friday and then I'm done.

I told her that I'm not thrilled with the way this is starting out and she needs to realize that I'm not going to mess around.

I am taking a chance on her since she is repairing her credit but she has made progress on it and has a good income.

We'll see how it goes but I'm very leery at this point.

Disappointing at best..I thought we were finally going to catch up.

Aww I hope she works out!! We have been trying to find a tenant as well and have been getting the same kinds of run-arounds

I'd find another tenant. If they are flaking out now and making excuses, it's only the beginning.

my property manager saw her today and took a partial deposit. The rest will be given on Friday. Her car was messed up so that wasn't crap.

If Friday doesn't happen, the deal is off.

She also put a deposit down on another apt and is dealing with a property manager that has promised her money back for weeks now and still hasn't received it. I'm sure she was going to use that for our place.

AZ is a very different place than most. 9 out of 10 folks have terrible credit and foreclosures. There aren't a lot of prospects that don't have some issues.

So I'm rolling the dice. Her two former landlords have given her good references. We'll see by Friday if she makes good on her promises.

I would see Red Flag. Either she is full of it and it's the beginning of more trouble (as in always an excuse to be late, one day it's the car, the next it's something with the daughter, etc..).

She could be legit and the car just happened but giving the fact that it's right before winter you could have issues getting her evicted if she has a young kid and not paying.

Clearly I'm in the minority here (and I understand why, you're dealing with an investment and you don't want to be screwed) but I feel bad for this woman.

It seems like she's a little down on her luck and I guess as someone who will be coming out of her own divorce with CRAPTASTIC credit I can understand.

I know it's going to be really difficult for me to rent a place on my own because of my credit issues and I know what it's like to drive a crappy car (but it's all you can afford) so I guess I have a soft spot for this woman.

I'm not really sure what my point is; I guess just that I think it's nice of you to give this woman a chance when it really seems like it could be a problem for you.

I hope for her sake and yours that this all works out well in the end.

Best of luck to you, you are very generous. Given those facts, I would have already called her and informed her that I have decided to rent it to another tenant. She seems to have too many issues and already has excuses for why payment can't be due.

I had a potential tenant who was like this - she was a self employed photographer and was so eager to rent my apartment that she was willing to pay 6 MONTHS of rent in cash up front at the lease signing date. I talked to a RE broker and he said I should accept that. I took her documents and ran a Credit check and sure enough, her FICO was in the low 600s. I didn't nix it on that though, I called her FORMER LANDLORD to get references and sure enough, the guy said "oh my god this woman has too many isssues! she paid the rent each month but it was always afew days late and she always had excuses for why certain things kept happening to her!".

I am glad I never took that headache on but I sincerely hope your new tenant is really financially responsiible as she "claims" she is. Its easy to get a tenant into your property but 10x harder to evict.

Yeah, she ain't the perfect prospect for sure but I'm finding very few that fit the ideal.

She knows I've been screwed before and I won't have it again. I've already warned her and so has my property manager that we won't tolerate this going forward and she's already started out getting me nervous. She is thankful for the chance.

She got divorced 16 months ago. I do feel badly for her. She is genuine..she hasn't BS'd me but when it comes down to it, I have to pay a mortgage..I don't really care what her situation is but I have to get the rent on time..I don't care where she has to get it.
