Appraisal

We are in the process of refinancing and just got the call that they are coming on Saturday to do the appraisal. We are still in the process of doing a lot of work on the house and there are many things unfinished. Does anyone know if not having doors on bedrooms or mouldings on the second floor will affect the appraisal. Should my DH run out to home depot and buy doors before Saturday or do it not really matter? Thanks!

We just had ours done and it really didn't seem like it matter to the guy that came to our home. We have a couple of small projects not finished, but it didn't matter. DH & I made sure the whole house was clean and looked it's best for this and it really didn't seem to make a difference. DH said the guy stood in the hallway area and barely stuck his head into the bedrooms and said "ok 3 bedrooms" and then moved on. Took some measurements and left. So in the end all that clean and making sure this were nice really didn't help. It came in where we needed the appraisal to come in for the refi, but it was less then what we paid for the house three years ago and we did a lot of upgrades. Darn economy.

We cleaned like crazy bc we were in a similar situation. I think it really depends on the person that comes and how thorough they want to be. My mom is an appraisor, so she told us at the last minute that we needed flooring in two of the bedrooms, so we ran out and got cheap carpeting the day before. In the end, the guy barely looked in the rooms. I wouldn't worry about moldings, but to be safe you may want doors since I think they are technically required for a bedroom.

Moldings don't matter, The house does not have to be super clean. They are not looking at that. Doors are iffy-best to get that done if you can because you want to avoid the appraiser having to come back.
