Can I take lighting fixtures with me?
DH and I purchased a chandelier and wall sconces for our home. When we sell, we want to take them with us. Do we have to be upfront with potential buyers about this--or only if they ask?
We have the old (ugly) fixtures in our attic and can replace them so something is there--not just a hole in the wall/ceiling.

you can take them. you need to state that you will be taking them in your listing. you have to replace them with another fixture. You can't leave the wires open with no fixture.
I'm selling now and told my broker that I like my chandlier, she suggested I just leave it and buy a new one. She said most people only take expensive lighting.

Thanks! Typically I would leave them, but it took me FOREVER to find ones I loved--so I'm a little sad to leave them.

yes you can take it- but put it in the listing as an exclusion and make sure your attorney also notes it in the contract so that there are no issues.

When you list it, is swapping the fixtures for the old ones an option? If they're not going to get to keep them, they don't need to see them. Otherwise, list as an exclusion.

the people we bought our house from took EVERYTHING - cheap fans, ugly dining room light fixture etc. they replaced them all with those glass globes.. i thought they were sooooo rude to do that especially bc they were cheap fixtures anyway..
if you have a nice fixture that was expensive and you really shopped around for it i would expect the seller to take them with them.

When we went for our last walk through, we discovered that the people we bought our house from decided to take down the nice wooden custom blinds, replace the lovely space heater on the porch with a cheap tiny old one, and remove some nice light fixtures and replace with old ones.
Fortunately for us, it had stated in our contract that everything in the house (it specifically called out the blinds and light fixtures) were to stay as is
Because the contract didn't specifically say 'that exact space heater' - they decided to take the existing one with them and leave us with an old ratty one
they were so mad when we fought them on it, but in the end we got all the original blinds and light fixtures that were there when we saw the house
i say if you like the light fixtures so much, then you should make sure your realtor and lawyer know it and its put into your contract. Or perhaps even switch them out with the old ones before you even show the house. Sometimes something as simple as fixtures can really make or break a deal and you don't want that to happen!

The fan blades on one of the ceiling fans in our home went with the previous owners. They hung a sign from them stating so when we first toured the home. They replaced it with the original fan blades (which I liked better anyways).
I think as long as you keep the potential buyers informed, you will be fine.

yes the sellers we bought from stated in the contract they were taking a few lighting fixtures with them, but they are required to replace them with something

I suggest you remove the light fixtures first before showing your house.
Buyers can be funny and not buy a house because you put a chandelier in an exclusion.
So I suggest your replace it now so you don't have to give up the chandelier.
Otherwise, you do have to put an exlusion that the chandelier will not be included. If you don't, you cannot remove it later.

I spent a fortune on my lighting fixtures and love them so much that I plan to replace them with cheap versions before I list our house.
