Am I headed in the right direction ? Need honest opinions..
So..ok, let me recap:
Offered 20k less than asking price. (to start)
Seller counter-offered 2 grand less than asking price.
I came up 5k more.
I figured I'd get a call asking to come up a bit more.
I didn't.
Instead, the call was to get my offer in writing.
It was faxed over, with a note that I'd leave a nice large deposit.
Get another call, requesting the loan certificate with our approval amount, credit scores, all that jazz, and the disclosure form.
Now a day has passed.
It SEEMS things are going in the right direction...but I know sometimes this is just standard..but if the seller wasn't interested, she would have told me to just F off, right?
What do you think? Has anyone seen this as a good sign? Or as this been asked of you & you still didn't get the house?

that sounds normal
I would give them till tomorrow and follow up again
for non-bank owned listings I find most Realtors like to go back and forth verbally and then do the paperwork

it's just odd that the seller didn't ask if I wanted to come up just a bit more, you know?
I really was anticipating them asking...it felt weird only counter-offering once...I figured I'd do it a few times back and forth
I wish all the games were out of this process, and someone could just state exactly what they wanna pay

how far off from asking are you now?
It's a gamble for them as well...if they push you too far they could lose the you
the market is hot right now but it's still very much a buyers market

Well you had said earlier in the week that you felt comps showed $15K off asking price, right? If so then it sounds like you offered a fair price. I would have your realtor follow up tomorrow

I think until you say $xxx was your final offer-- you are still in the game and they may come back to you asking for more money. I would take that as a good sign that they asked for all that stuff, but they may be considering another offer at the same time and they want all the pieces in front of them so they can assess.
We had someone respond to our counter with an amount and they said it was their final offer-- so we knew it was done with them. We wouldn't take it so we let them walk away.
