So after procrastinating for too long, we cleaned and decluttered as best as we could for a family with a three year old and officially listed our condo.

Here is our MLS listing. Please tell me it doesn't look too messy. I am so critical of the pics. I feel like I want to retake them and strip EVERYTHING off the dressers and DD's bed and and and...

Please tell me you have see worse and that these pics are good enough to entice buyers. Feel free to look at other units in my complex to compare.

Ugh...I am so nervous.

I think it looks great and looks big, but I would make the following changes:

MB: I would change out the bedding. I feel it doesn't really go with the rest of the room and maybe just get a solid quilt from Home Goods or Marshalls and find something to compliment the hanging quilt.

Kitchen: I would take down the artwork from the fridge .
In one of the dining room pictures I noticed a movable island in front of bi-fold doors. I would take that out including the pot and pan rack on top. To me, it looks like you don't have enough storage in your kitchen. I am not sure about closets, but what if you organized them and put the pans in there if the closet is in your kitchen.

DR: I think the server looks a little cluttered. Instead of what is there I would maybe clear it off and get a nice simple medium hight vase and fill it with fresh flowers for open houses and for new pictures. I would also take off that runner on the server, I think that might be throwing me off actually.

Thanks for the input. Unfortunately, we don't have the storage space to move the island and pot rack. Many of the other units for sale in our complex have either a baker's rack, a small cafe table or a cart like ours, there. The heating system is behind the bi-fold doors so we rarely go in there.

Probably will clean off server for open houses so no one breaks anything.

As for the artwork on the fridge, we had more



I was kind of thinking of changing bedding. While I love it, it photographs too busy.Chat Icon The RE agent had me remove a lot, but then said to leave a few since we ARE a family.

I agree with the above and I love the place too. I just sent the link to a friend who is looking.

In addition I'd take out that white throw rug in the office. I'd remove the throw blankets and most of the accent pillows from the couches in the living room and take the "Dream" out of the window. The more open things are the easier people can see their stuff there. I'd completely clean off the fridge in the kitchen except for the farm toy, 1 piece of artwork and a few magnets. If you are going to make any cosmetic changes I'd remove the border around the top of the kitchen and paint it a neutral color. I actually like it but it will draw people's attention and if it's not to their taste it will influence them.

Does your complex have anywhere you could temporarily store the things in the kitchen the previous poster mentioned? You want to make it seem like you have plenty of space to store things. Hopefully it would be temporary.

I'd put away at least half if not all of the photos. Again, I think you've decorated beautifully but you need to let buyers see as blank of a slate as you can.

Okay, so I feel really bad about the pictures and really need some POSITIVE things as I know I can sit and find every little thing that I don't like with the pictures and drive myself.

I am feeling very vulnerable right now and need support and encouragementChat Icon

I don't think you need to take all your pictures down. When we sold I actually didn't take any pictures down. The artwork on the fridge, to me makes the whole kitchen looked cluttered if that makes sense. I feel it takes away from what you have going on.
Is there another wall you can put that floating island? Maybe it just needs a better location. I think if a buyer walked in before knowing what was behind the doors they would think they would need to move that every time they wanted to go to the closet.

I don't want you to feel discouraged. It isn't easy selling a home that you have lived in for a while and really tryed to make your own. I think the suggestions another poster and myself made were actually minor. I think everything else looks great. DD's room is adorable and I wouldn't change a thing in there. I didn't notice anything in your office except the red (some may not like that, me, I could see past it and noticed that room looks like it isn't that small).

I think the place looks good except I would try to pack up all non-necessary items. You said you don't have the storage to put the cart and other items but do you have a little extra money per month to rent one of the small (closet size) storage units.

Your unit looks like a good size but many people will not be able to look through some of your belongings. Showing a house is the worst process ever cause you still want it to be your home but you really need to de-personalize (if thats a word) the place.

I would totally declutter. No knicknacks except really strikiing ones that add to design.

Clear all the surfaces in your BD-nightstands, that chest on the wall, etc. As AP said-get some new, neutral bedding. I would get rid of the quilt rack. The wall sconces are a great feature, maybe some new, neutral shades?

In the nursery-remove the glider...makes the room look really small-if you can kitty corner the dresser to the right of the window and put the changing table where the dressers is...do you still need the changing table? if not-take it out. Romove teh stuffed animals from teh shelf on the wall and maybe lean some books up there. That room is really nice just needs less furniture.

The office-what is that thing on the right? I woudl probably reorganize that room. Get a small pullout sofa or daybed-to show it can be used as a guest room. Remove the bookshelf. The paint color is pretty dramatic. I think its ok if you declutter the rest of the room but you may want to consider repainting it

The kitchen-I would take down the border, clear the frige and remove everything from the counters.

The dining room looks great. You may want to set the table-put the other chairs around the table and again-remove stiff from the wall shelves. keeo the items on those shelves to a minimum. Clear the top of the buffet.

LR-put away some toys she porobably won' t miss them. Declutter the shelves and the side tables. You can display all those pictures at your new house.

ETA: I just saw your new post. Sorry if you feel this is not supportive...its just to help you sell your house as quickly as possible and at the price you want. I would rather get some constructive advice(really most of what you need to do is physical labor and finding a storage place-not much $$ to be spent) than have people give me encouragement

I agree with a lot of what the above poster said. I think your place is great and beautifully decorated but I would take down the border in the kitchen and the stuff off of the fridge and I would paint the office a neutral color.

looks like a nice size condo and the pictures show it has room for a family

i would de-clutter and de-personalize just a bit before a showing or open house....maybe put some things in storage or at a relatives house for the time being??

I think it looks nice, but I would declutter like a mad woman. When we decided to put our coop on the market, I put like half our belongings in storage. I cleaned coats out of closets, extra dishes, linens, you name it it went. The storage unit was only like $100 at Public Storage and well worth it. Also, I looked at it as an added bonus that when we were moving we had a lot less to pack.

We are all here to encourage you. I think everyone has given you some good advise and didn't mean it in a bad way.Chat Icon I agree with what everyone has posted. If you want to sell quick, then I would try to do some of these things to your co-op. So many people that are looking don't want to do to much when they move in, some people just don't have the time. So if you do it for them, you might just get that sale you want at the asking price. Chat Icon Declutter a little more and some of the paint colors you might want to repaint and make neutral. Selling is all about neutral for most people. Your co-op is a great size from what I can see. I'm sure you will do well. Stay positive, declutter and repaint if you can and take new pictures and you will feel a lot better. GL! Just remember it is all worth it in the end and if you declutter now, it's less to pack when you sell. Chat Icon

Thanks ladies. I don't want to sound whiny and babyish. I am just so overwhelmed and I know I have more decluttering to do before an open house. I think the RE Agent just wanted to take pics and get the ball rolling and we can always update them later.

In response to your suggestions:

Kitchen: I will definitely clear off the fridge and take some more off the counters for an open house. Can't remove the cart or the pot rack as we use the things in and on them every day. I can try to remove the border but we slapped ours over the previous one and one wall has wallpaper all the way down and I am afraid.

Dining room: I will definitely take a LOT of stuff off the server before an open house so no one breaks anything.

Living room: I know I need to pack DD's toys. I just need to find time to pack it when she is not around.

Bedroom: I think I am going to keep the bedding on but maybe I need a solid throw pillow to break it up a bit. The dressers will also get a fairly clean sweep for an open house.

DD's room: I plan to take a lot of stuffed animals away for a an open house. Wish I could take furniture out, but the changing table is also a dresser and it is filled with clothes. The glider is used every night. DD would flip if I took it out.

The office: aahhh, the office. The thorn in my side. It is always a mess and this is the best it has looked in months. I wish DH would get rid of the exercise bike that he never uses, but...
