Estimate vs. Real Cost
We are getting bids off of contractors- there is a significant difference. IF you got bids off of contractors- were they true to their estimate? Did you find that you had to pay more/ less?

I personally have never had work done for me, but I have used a ton of different contractors for jobs.
To be honest, some are great and really account for things that may come up, where others cut corners in their estimate hoping they are the best price.
The best way for you to figure out what the best price is, is do some research and see how much material each is quoting you and if possible what you will actually need (or just compare several, you can get an idea that way),also how many hours they claim the labor will be, etc. that's a true comparision, not so much the overall price.
One guy might have a crew of 10 and can get it done in a weeks time but pays his guys a lot more per day then the guy who has 5 guys. so it might just be something as simple as that.
You probably will need a detailed breakdown of their estimate which will include all this info. Most don't offer this up without asking them for it.

Yes it is includes materials. We are bumping out our house, adding a master bath, and giving the outside a facelift. We are also redoing kitchen (we already bought cabinets and appliances), knocking down a wall and adding tray ceilings.
There is about a 17K difference between the 2, we are getting a 3rd to gauge the two, and the one who is 17k less is know to be "high end" and "expensive".....

The contractor I went with for my project was a little more money than some of the others, but he itemized everything, even the number of plywood sheets and drywall sheets he would need. I figured, in the end, the other bids would increase to adjust for things they didn't mention.
In the end, his quote was almost dead accurate. We added more things as the project went along, but as far as what he quoted, he was very accurate. The other bids would have definitely wound up being higher, and at least as high as the contractor I went with.
