Not much out there!
We just got pre-approved so we could buy a condo. And there isn't much on the market! We were looking into Holbrook / Holtsville. There is only one in holtsville in waverly park and a few inholbrook woodgate village. The price of the one in holtsville is priced pretty low and the realtor told me its a short sale. And words of wisdom?

expand your search. We were set on one or two towns and couldn't find the right place. We expanded our search area and when we did we found the house.

Fire away any questions to me bc we looked into both complexes last month and are about to close on 1 in woodgate... Depending on how long you've been looking, you prob have seen the one we're buying lol
We first looked at the ones in ronkonkoma (nob hill), but just driving in there, it just didnt have a cozy type of feeling that we were looking for IMO
We then looked into the waverly ones in holtsville... We felt they were a bit on the small side... I didnt like how once you got up the stairs, there was really no type of landing... very cramped and DH hated how we'd have to set up the living room... All the ones we looked at were 2 bedrooms so I have no idea how the 3 bed looked
We loved woodgate (of course since we are buying there!)... Back in sept, there were five 3 bedroom condos to look at... 1 had an accepted offer and its the one we really wanted... everything updated, but we were a tad too late... so we basically took the next best looking one-- It was taken off of MLS on 10/8 I believe so you may or may not have seen it...
There is an assesssment going on right now with woodgate to update roofs and new roads... it began in march of this year and will continue for 5 yrs so until then, the condo fees will stay a bit high...

I agree with a PP expand your search. or be prepared to wait awhile.
Short sales are a PIA, and unless its an amazing deal or exactly what you want. Its usually a lot fo time waiting. find out if they have a bank approval amount yet. that speeds things up a bit. that means someone else went through the process to buy the place, and the bank said no but told the real estate what the lowest amount the bank would approve for the sale.
Also, if the short sale has no electric or water service, you can't do a home inspection properly. that was the scariest part for me. you have no idea what kind of problems you will run into. Not all short sales are like this though.
Good luck, and have fun, so far, looking at houses was the only fun part!

I think I may be spoiled. But I love my apartment. Beautiful area, park like property, nice sized rooms and ample closet space (just don't like my tiny kitchen), I'm close to the LIE so it's easy for us to get to work since we work in opposite directions. I just didn't get that homey feeling with the Waverly unit.
I still like Woodgate but there's just not a lot on the market so I'm going to have to wait. What other areas should I consider? I work in Port Jeff and DH in Smithtown. Ronkonkoma where we are is pretty much perfect. So we could also look into Nob Hill.
