Advice
If you could give one piece of advice to a new homeowner (like me ), what would it be? I know the question is pretty general, but answer with whatever comes to mind.

be prepared for bills that literally come out of nowhere
figure out what to do about landscaping (were clueless)
have $ set aside if something breaks

Have a pretty hefty emergency fund in the bank.
When budgeting for a project plan on spending TWICE as much time as originally planned and at least 20% more money.
Better to buy the quality product, and not necessarily the cheapest.
If you need to hire people they must be licensed and insured, you must check at least 5 of their references (with 5 chances are you have more than just their friends and family). Make sure they really know their area of expertise.
Subscribe to Consumer Reports on-line and check all appliances and household items before you buy.

I agree with all of these. I would add... It does get easier as time goes on. The first few months of "adjusting financially" are a little rough, but you will be fine in the long run. Congrats

Find a good, CHEAP plumber thats reliable, and thats willing to come at any hour of the night.
I have already had to call my plumber twice to fix two emerency water leaks... both at very undesireable times. Once on a Sunday at 9pm, and the other on a Wednesday night at 1am.
I have found that a lot of plumbers that advertise 24hour service... are very difficult to get in touch with when its late).
My plumber is reliable (will come very late)... but he isn't the cheapest either. But I guess you will be paying a premium to get someone out to your house at 1am.

Always over-estimate when re-doing... get more paint than you think you need, more carpet than you think you need, etc...

The house doesn't need to be furnished all at once. work with a budget and save until you can buy it all cash. the last thing you want is more debt to go with your mortgage.
I agree with buying quality stuff, even if it takes you longer to save for it.

don't expect to do it all at once.
as soon as you're done with one project, there will be another one close behind!!
also, keep a nice chunk of $$$ in the bank for emergencies.

We've only lived in our house since December but so far I'd say you have to learn how to be handy like the other poster said. I'm still working on not getting upset that it isn't furnished
