Walk through with a difficult buyer...
The buyer of our co-op has been a nightmare. We're preparing for the walk through and just have a feeling that shes' going to be way too picky. There was one crack in the kitchen that she had in the contract to be fixed, so we did that and it looks great. Its an old building with cement walls, so there are a few other tiny hair line cracks that have been there for a while. Can she make us fix and repaint everything? And can we leave all the nails in the walls that we have pictures hanging on? I just want this to go smoothly.

Re: Walk through with a difficult buyer...
Hopefully someone can correct me if I'm wrong, but unless it was in your contract to repaint and fill nail holes, she can't make you do it at the final walk through.
Not to mention, why should you have the expense of repainting, when she will probably re-paint different colors, and she might even use the same nail holes. They are so easily fixed.

Thanks, thats what I was assuming. When we moved in, all the nails were still there and we used most of them! This girl has been ridiculous since day 1 so I don't want any surprises. Thanks for the info.

I agree. I once had a picky buyer and she tried to make us do things during the final walk-through similar to what you are mentioning.
Since it wasn't in the contract, my lawyer pretty much told her to go pound sand.
We closed the next day.

Re: Walk through with a difficult buyer...
no the time for all that has passed- unless its something big- messy coop, you painted the walls bright red or ruined the floors- you are fine
the house is supposed to be "broom clean" and all appliances, lights etc in working order, I wouldnt worry about the little cracks & nail holes

Re: Walk through with a difficult buyer...
unless the issues to be fixed were stated in the contract, i would not repair anything else. she obviously loves the co-op and i seriously doubt that she would refuse to buy over a few little imperfections. stay firm and do not allow her to bully you.

Re: Walk through with a difficult buyer...
i didn't stay for the walk through... the buyers came with three cars worth of friends and family. i unlocked the door and wished my real estate agent good luck and left.
it was all fine -- nothing was held in escrow - i just didn't want to deal with all those people.

No they cant unless it was specifically stated in the contract. Worst case scenario you can give them a small credit at closing if you have too.
