Re: 6 Offers and Still No House
are you offering too low? what is happening to the offers. Are you checking comps in the area when you make your offer?

Re: 6 Offers and Still No House
1st offer - short sale, we walked away from it - now we are kicking ourselves
2nd offer - we offered a better than realistic price - slightly above comps b/c we really wanted the house - but the sellers are old and totally unrealistic and would not come down to a number that is even close to being realistic - even their own realtor was fed up with them on that one - they are retiring and don't understand why their house isn't worth what it was 5 years ago
3rd offer - the sellers don't qualify for a short sale so they need to sell for a certain amount to not owe money to the bank - we didn't know that until after making an offer - they know nobody will buy for the price they are listed at but figured it couldnt hurt to list anyway before getting forclosed on
4th offer - short sale - ridiculous house - there was a bit of a bidding war between us and someone else - the highest offer would get sent to the bank - we could only go up to a certain amount and we probably got outbid by 5k or less which was really annoying but we were really pushing it with the price on that one so it's probably better off - that one was a little out of our price range but was worth the try - and again we were offering enough money and i'm sure they would have taken our offer if there wasn't competition - but the going back and forth between us was driving up the price and we decided to only go so high....
5th offer - this past weekend we bid on a house that we initally saw 6 months ago and loved - we didn't get it then b/c by the time we got to florida it was already in contract....it was listed again this past weekend - the house hasn't been lived in for about 2 years and it's in forclosure condition - it was only listed for 2 days at a very low price - supposedly it was the talk of the town - after 2 days they took it off the market to review the offers - there were 4 others besides ours....we offered above listing but we're pretty sure they took a cash offer.....
the area we are looking in is a hard area to buy in - it's in demand and there is not much on the market - we aren't the only people waiting and watching - so its rough....anything decent gets scooped up within a week....all the other crap sits on the market for months

Re: 6 Offers and Still No House
i completely know how you feel - we put about 10 offers i think in total on homes and NOTHING. People were nit picking over 5K - stupid! I explained if i had extra 5K i would put it out there but i didn't.
I hope we are still getting our house (still not in contract - seller's lawyer refuses to contact anyone) I am giving them another week to find a new lawyer or resolve this or we walk.
Just step back for a week, relax and regroup (best thing for us) then go back out and keep doing offers. Someone will bite soon.

i know, i keep telling myself that, but it's depressing - i feel it's not normal that we tried to buy so many houses already...
we are looking in a town called viera in florida - it's one of those planned towns of all little communities and developments - some communities are older, the oldest are from like the 90's and then there are a lot of developments that are newer construction - a lot were built during the boom around 2005 so not much is for sale....

Re: 6 Offers and Still No House
I feel the same exact way and I'm starting to think I should stop looking....but every time I want to stop, I go straight to MLS to see what's new- lol. The best thing I guess is to just be patient and hope something comes along!
