they came back with an LOWBALL offer
40K less!!!!!!!!!!!!!!!!
these people are renting our house and told us from the beginning, they want to but the house, dont want to move again and that was permanent for then. we know they have a cd with over 100K that matures this summer, so last week the asked us for a asking price. we gave them a price that was a little lower than what it was when it was on the market with an agent, but we still a certain amount to pay off our current mortgages, we wouldnt be making any money or our down payment back but we need to sell - break even.
we sent an email back, hoping they realize we arent being greedy, just financially smart.
thanks for letting me vent!!

Re: they came back with an LOWBALL offer
well if the house is priced for a certain value (market comps) and you have proof you could get X amount then I would simply inform them I can get X amount. I would be more flexible with them but not 40K worth.

I wouldnt even consider a $40k lower offer. Why dont you try listing the house again and see what happens. Scott

Is your asking price in line with recent sales in the neighborhood?

If you are currently renting it... how don't you just continue to rent it?
It sounds like you are in control since they are already living there. Say no thanks and continue to collect income from them.

Re: they came back with an LOWBALL offer
You can't blame them really for trying to get a deal, or starting low to see if you will drop the price - honestly, many would do the same thing in their position.
If you think you can get your full asking, put it on the market and sell to someone else, if not, drop your price a little and see if the two of you can meet somewhere in the middle - maybe 10 k less or something....

They are probably taking into account that you wouldn't pay realtor fees if you sell to them directly
