Are we idiots?

Some of you might of read my CO issue on this house we wanted to buy in N. Babylon. (had a post)

My husband and I are FREAKING out because this is the second house we are walking away from after having our offer accepted. Are we being stupid?

I have canceled bringing in inspectors TWICE did anyone else have this problem?

Re: Are we idiots?

Not at all. If it doesn't feel right, it doesn't feel right. This isn't some $300 designer bag purchase that you're on the fence about (which you never would be, but you know what I mean).

This is a huge purchase/investment/commitment.

I grew up in NB and my mom still lives there. I wouldn't recommend buying there. Unless it was Babylon schools.

Re: Are we idiots?

IMO the fact that the owner doesn't want to get the CO is enough to walk away. If it was as easy as a few hundred dollars and filing some paperwork he would have done it just to avoid a possible roadblock.

Oh and it's a pain to get COs in ToB.

You still don't have to settle for something like that, you know? Just because you can't afford a $500K house, doesn't mean you still can't be picky. Even if your budget is $200K - it's two hundred thousand dollars for crying out loud.

Keep looking.

i completely agree.

to the OP, if this was the only issue, i couldn't see you walking away, but it seems like this house has several issues and your instincts are telling you to run. it's easy to fall in love with a house right away but then the more you think about it the more you doubt it. listen to your instincts!!

I would keep looking. And your not being idiots at all. If your gut is telling you to run, than run. There is another house out there for you guys. Have you check out Lindenhurst also? Lots of houses for sale.

Well, it took us 8 months to get a CO for a back room that our sellers had neglected to get... so it can be a pain. We had $ held in escrow for them to get it done within 6 months after we closed on the house, and they never did it.
So we started the process in August last year - had to get architect plans of the room, file the application for the permit (which took 12 weeks to come in), get an electrical inspection, get town inspection.. all before we got the actual CO in March. It was a royal pain actually, all for something that was done before we ever had the house.
This was Town of Hempstead.. but i can only imagine its similar for other places?

I now know whats involved.. and next house we buy, that will be a non-negotiable issue for us. We're not going thru that again. Either the seller gets it (Which can take months, so not sure how they would), or we would walk away.

So you're doing the right thing!

Re: Are we idiots?

We had the same issue (with a deck) with the house we purchased. The seller paid to expedite the CO through our town (not your town though), and we had it by closing. Our house was a good price, so we were willing to rip out the deck for the house.

Depending on what your budget is, you may want to consider just ripping out the deck/making the accomodations.

What did your lawyer suggest?

Re: Are we idiots?

not at all. DH and I liked a fix-er-upper and had an offer accepted. We knew a lot had to be redone (siding, windows, kitchen, bathroom) but ran like the wind and never looked back when the inspection was taking place (we didn't even wait for the report Chat Icon )

The inspector said the chimeny will collapse soon and that there were numerous other issues.

We were ready for a lot of work, but not THAT much.

If your gut says run, LISTEN!!!! We're soooo grateful we did!

Re: Are we idiots?

we walked away from at least 3 accepted offers when we were looking (in 2004). If it doesn't feel right, keep looking. Good luck!

Re: Are we idiots?

we walked away from a house we were in contract in because they wouldn't get a CO for a garage conversion and a deck.

We walked away from another house we had an accepted offer on because they has posted inaccurate taxes on the listing.

Not at all. We backed out of 2 houses after the inspection.

It's the most expensive thing you will ever buy - nothing wrong with walking away.

Re: Are we idiots?

my husband finally told me what his issues is. It is not the CO it is the neighborhood/location. And when buying a house it is location over anything else so we are backing off i think since ti seems to have all these issues.
