What would you charge per month

We have a vacation home upstate NY on a lake. We are renting it out weekly for $700 a week from May-Sept. I had someone email me today saying they are building a house in the area, living with family and could use a break. Long Term rental if there is a discounted price. THey want it for 6 weeks. What would you think would be fair? Keep in mind utilities (propane heat especially till June) is included.

Do you normally have it rented for the whole summer?

If so, I would charge them $3,750 for the six weeks.

If not, maybe $3,000-3,200 for the six weeks.

It's hard to say - are there costs involved with having multiple renters? Agents fees? cleaning fees? Would less income be worth the peace of mind?

Is this a hot area where you would definitely be renting out each and every week??? or will the house usually be empty for a couple of weeks???

If you never have any trouble renting it out I would maybe give them a small break..but if you are usually only renting out the place 3 out 4 weeks then I'd say $3500 for the 6 weeks...

We had a house upstate and this is what we did...

do you usually have a high rental interest rate for that period? if so and you are certain that it will be easy to rent, i would decline the offer.

what do they mean in re: to they "could use a break". in this economy we ALL could use a break and any extra money earned is a HUGE bonus.

IMO, $3600 - 3900 is reasonable.

Its in a small town very close to Canada. This time of the year and June are not the prime months. The end of July and August are (we have most weeks full already then). I told them $3300 PLUS heat.
