UPDATE: please tell me its not too long between the accepted offer and closing!

UPDATE AT BOTTOM OF THREAD

So, I'm beginning to hear from my realtor about some of the 'personalities' involved in our transaction...

everyone on the sellers side is very elderly (including the realtor)... The realtor doesn't really work quickly, has to be prodded to do her job, and is a bit inconsiderate, and the sellers are hesistant and rather enigmatic....

Examples of their Realtor:
1-the house is currently an occupied rental, and the seller's realtor never gives the poor lady any notice of when people will drop by.... even in the AM before work!!! I caught her in her PJ's.... I felt so bad. also, another couple showed up, apparently having an appointment with that same realtor to see the place, and she never showed up! They wandered about for 2 min and left.
2- she is making me and my realtor schedule the engineer's appt with the tennant, instead of doing it herself, like she should..... Chat Icon
Another thing scares me silly... the sellers... I just discovered that they are having a moment of hesitation signing off on our verbally accepted offer.... (there was a moment this morning where they wanted 2k more..... what the heck? what nickel and diming nonsense are we in store for over the coming months?) I would give it to them w/o hesitation, except it would encourage them to break agreements in the future.... a bad trend.

At any rate, rumor is my realtor 'won' that battle, and they will go over the offer (the original price) with their lawyer and sign tonight...

Please tell me I'm not going to endure this cr@p for another couple months...

Many variables, is the seller purchasing another home, have they found it, do you have to move on a time schedule, is your lending all in order, if they are purchasing a home from someone do they have their future residence all set and their funding............
It can be easy or hell............

All depends on the variables ………………………………

well, they don't live there. They rented it out. So I don't have to worry about that. The tennant is leaving I believe at the end of this month... She is already 1/2 packed up. they've owned the house for 30 years, so I bet there isn't even a mortgage anymore.

My bank rep for the mortgage is very efficient and responsible. (after all, he got our pre-approval in 2 hours!) He says about 45 days after contract, and I'm inclined to believe him.

I'm just worried that they'll bail on closing day, or when we're in contract..... I hope they pull through Chat Icon

Chat Icon thanks.... I hope you're right... We just want to speed into contract, so we at least have something binding! I want that inspection ASAP... (that looks like it will be delayed by several days now... until tuesday... Chat Icon)

hey there!

we're in the same situation as you are. except the sellers live in the house.
our offer was accepted in the 2d week of July and the closing is "tentatively' scheduled 9/28. However, at our inspection 2 weeks ago.. the inspector found a laundry list of major things wrong with the house.. so we renegoiated the asking price to accomodate the cost to fix house.. and now we're waiting to hear if they will accept our final offer on the house. We just locked into a our rate/mortgage today and the rate will expire on 10/15. so all i know is that this closing better happen by 10/1.

but I feel your anxiety.. i think I fm'd you last week about it (which I still have to repond to your last fm..sorry) hang tight.. and hope for the best.Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon

I hope you have a lawyer! It sounds like you are definitely going to need a good one with these people.

If they are elderly and have had the house 30 years perhaps they are having a hard time letting it go. It can be a very emotional thing. Not that this means they are going to change their minds, just that maybe finally signing the contract is very hard for them.

We signed our contract in the beginning of March and our closing was May 9th. Our on our about date was April 15th.

Welcome to the real estate transaction world. There are always snags along the way. From your post yesterday, I think you were expecting a super smooth process. It rarely goes that way. Your patience will be tested and dealing with elderly people makes it even more frustrating. DH and I bought our house from an 80 year old woman. Our offer was accepted in August and we didn't close until December. The owner needed lots of time to find a new place and there was nothing we could do about it. We wanted the house and we had to play by the owner's rules. That's just the way it goes. Hang in there!

oh, I retained a lawyer before making the offer.... under the advice of a good friend who owned a commercial realty co for many years....

yeah, As soon as I found out it is an elderly couple, I realized I had to play by their rules.... sigh.... I don't think they're too emotionally attached to the place, since they haven't lived there....

on a happy note, I DID find out something good in all of this... both my realtor and my mortgage guy are GOLDEN and extraordinarily efficient and tennacious. so the guys on my side, so far, got my back.... hopefully, it'll continue Chat Icon

nah, I knew it couldn't continue forever, I was just thrilled that they would even consider accepting a selling price close to our bid.... I'm still stunned.... and I think my realtor could be used as a weapon.... she's got determination... I was also stunned that I didn't hit roadblocks right away. I was expecting to have to bid with a pre-qual letter... I didn't expect he could do the credit check and supply a pre-approval within one morning.

I'm the personality type that likes to maintain control... this helpless waiting thing drives me nuts Chat Icon

Congratulations! It is definitely a plus that they don't live there-- they will definitely be more rushed to sell the house and get the $$$ in their pockets in that case! In our situation-- we made our first offer 4/1, it was finally accepted 4/28, contract date was 5/25 (many issues!) and we are finally closing 8/21. It was a hellish process for us, but we had a lot of issues surrounding our situation. Your situation does not sound so bad, so you will probably be in within 45 days. Good Luck!

YAY.... our lawyer got the rider from the sellers lawyer this afternoon!

Inspection is now scheduled for tues....
I feel so much better that there's now a document with the seller's signatures
