My 2 cents.......
In this market, I say get all you can, if you are unhappy with the price do not sign the contract. If they were still having an open house after going to contract with me; I would tell my lawyer to cut my offer by 20K.
The agent works for thier commission not you.
I spent 3 years looking for my home and haggling the price of many houses.
In the end you have to be happy with the biggest purchase of your life......
