mortgage for co-op
Hello - Does anyone recommend a mortgage company/ or bank who has competitive rates on mortgages for co-ops in NY? Anyone use Liberty Funding? Thanks!

At the time I was looking for a mortgage for my co-op, chase was offering the best rates. Banks will compete, so if you find a rate that's really good but you prefer a different bank, see if they'll give you a similar rate. In the end we used a broker and the mortgage was through Chase.

Chase did the financing but did u go directly through chase? or use a broker? and do u recommend the broker? thank you so much for your help and advice

We didn't go directly through chase, we used a broker. I don't know what makes a broker good. I had moments when I found our broker annoying but in the end I felt he came through for us. Our closing was delayed and he was very helpful during that process. I guess it was easier to have the broker yelling at the bank than us when issues came up. It's a strange market since the subprime fiasco, I get the sense that the process of getting a regular mortgage has slowed down a bit. If you would like the name of our broker, I would be more than happy to pass it along.

I guess you already found out that not all banks finance co-ops
I have my fixed rate co-op mortgage through Chase. We went directly to Chase. HSBC also does co-ops....I have a line of credit against my co-op through HSBC. Again, we went directly to HSBC.
I do use mortgage brokers though since sometimes they can offer products that banks don't have. Right now I am researching American Broker's Conduit (via a broker) since they have an ARM program that Chase can't offer/match.

BOA - be wary as they look for high reqirements from the management company ...
Citibank is who we are using
both companies gave us fixed 6.0 almost 2 years ago
(we had BOA first but then citibank came though)
