UPDATE TO OUR TOWNHOUSE!
We are putting an offer on a town house today! I am so nervous!  Keep your fingers crossed that we get it 
UPDATE:
So we went last night to put the offer in. Our realtor is meeting withtheir realtor tonight to go over everything. We should now today if we get it or not. I am FREAKING out!!!!
MORE UPDATE:
They accepted our bid! Our contract went to attorney review last night and now I am calling around for mortgages! We are SO EXCITED!!!!!

Thanks ladies! We are buying in NJ so we will know in 3 days if the offer has been accepted. Things go so quick there!
3 days to accept.reject the offer
7 days for attorney review of the contract
7 (I think) days for inspection
OMG, my head is spinning! I really can't wait to buy a place though. As much as we love our place in the city, I am so sick of shelling out so much money for a rental each month.

We are looking in West Orange. We aren't ready for a house just yet and West Orange has BEAUTIFUL town house communities. I am so excited!
Where are you looking? If you don't already have one, I can recommend a some realtors in a few different areas.

My DH and I are under contract for a townhome in Bedminster, NJ.
Not to be debbie downer, but the waiting part for us was the worst part, the seller kept showing her home and got another bid almost a week after we had agreed on a price. Darn attorney review. We are out of attorney review, but we had to raise our price by 12,000 to get the house. We said we would bid a % higher than the other bid so we could still have it.
We had the inspection and are closing on 10/28. We need to find a painter. Do you or any other NJ people have any recommendations?

I agree, the waiting is going to be the hardest part! The owners are really anxious to sell so they will be making a decision tonight. Our realtor is meeting with their realtor tonight so I will hopefully know then! We will go to Attorney review tomorrow and hopefully be done by Friday. We are supposed to go away on Sunday for a week (I only say supposed to because Wilma might scare us away - we are supposed to go to a resort just south of Cancun!). My Dad will go with the inspector next week. We agreed to a 12/8 closing date. Of course all this might change after the attorneys get a hold of the contracts though!! And of course, if they don't accept our bid
