does anyone invest in rentals?

we are looking to get started in buying properties...properties that already have tenants. Does anyone do this? If so, how did you start and where do you fin the properties?

we own a two family and when we bought it, it was fully rented. it is not easy to find a two family or bigger that is already rented..

we found ours in newsday- it was a fsbo.

but we were looking for 2 families for a long time.. almost a year till we found one that suited us!

we have 3 buildings in a low income area of brooklyn that my DH bought dirt cheap many years ago, and 1 of them was already rented out. They have since tripled in value, but we plan on keeping them for the monthly income they bring in. We bought one which we used to pay for the other, and then the 3rd. My dh fixed them up & made them liveable, and then rented them.

we have two rental houses in the Huntington area. DH bought them years ago, lived in one and fixed it up, and now we rent it out to his sister and a friend of ours. The other house is rented to the people who have rented it for about 30 years. We're fortunate to have such stability - - tenants are not easy these days.
