Re: If a house is on the market forever...

That is how we got our house.
Not that it went down that much.
But we had driven past it many times, and then the price kept being dropped and we waited and then after it dropped a decent amount - we actually went it to look at it.
It was in great shape and we didn't really have to do anything when we moved in.

It ended up being the lady was living her on her own, while he husband lived in Florida - she was just waiting to sell the house before she moved.
She got tired of waiting.

you've got nothing to lose and everything to gain. Kudos to the seller for realizing that a price drop might be in order -- I looked at one house that has now been on the market for a year. the price hasn't dropped once!

Re: If a house is on the market forever...

We just put a bid on a house that was reduced $75 thousand and has been on the market since July. Obviously the owner has to come down in price if they want to sell in this market. I would definitely not pass it up - if we get this house it will be a house that technically is out of our price range but we can now afford bc of the market.

Definitely worth taking a look at. Our house went up in July for $115K more than we paid. Different circumstances may cause sellers to lower their prices considerably.

Def. take a look. The seller may just be eager to sell it and lowered the price for that reason.

I would say take a look, it can't hurt.

You never know the seller might have had an unrealistic idea of what the house was worht when they put it ont he market, but with time they realized that it was overpriced.

Good luck!

I would go take a look at it...maybe it was over valued going in. If you decided to purchase it just make sure to for the inspection.

My house was originally listed at 459K then the price dropped down to 420K..I wound up getting the house for 368K...WHY? b/c the house was way over assessed...I had grieved my taxes before and wasnt scared of the process..I also knew that the sale price would fix it.

it doesn't hurt to look.

a lot of people overprice their homes and i think it ends up hurting them in the long run when they have to lower the price. by that time it's already "old" and isn't getting as much interest and when people see it sitting for a long time, like you, they tend to think there must be something wrong with it. i think if a house is priced right it will sell quickly.

I would look. The market really stunk last Summer/Fall and most of the winter. It's still slow now compared to past years, though busier. So being on the market a long time doesn't necessarily mean it's a dump these days.

Re: If a house is on the market forever...

the house we bought was for sale for a good amount of time and it was empty...they were an elderly couple who could no longer take care of a home by themselves and they moved in with their (very wealthy-so they didn't NEED to sell it quickly) children. The daughter of the eldery couple owned the house-they dropped the price-no one was living there- we went to see it- it was a newer home in a great area- 6 years old-, nothing major needed to be done, just cosmetic stuff like, redoing the hardwood floors and painting.

HOWEVER, "the problem" was the that it was on a little over an acre of property, but some of it can't be used because it is considered a wildlife reservation, there were a lot of woods-
we do have a yard and have a nice front and side yard as well...but the back is slanty...This was not a problem for us, since we don't have children and by the time we do have children, we will be in a bigger home....and we figured it was less to take care of...

The area is very family oriented so people with a family might not have liked the idea of a small backyard.

I would go see it, what might be "wrong" to other people, might not be a problem for you.
