HELP!!! CO QUESTION
Please need some help
Put an offer in on a house today and the owner is willing to listen seriously to our offer but I was just informed that the entire back (enclosed) sunroom does not have co's.
Does anyone know how much something like this costs and how long it takes to get??

I am going through something very similar with a deck. You want to have all of the CO's in advance of closing. It could take a while!

getting the CO doesn't really cost anything, its the amount the taxes will go up people are worried about! If you hire an expiditer it should only take a couple of weeks... this is the sellers's responsibility, not yours

Right now my buyer broker is trying to find out if the seller even had permits to add the enclosed sunroom on the back. If the permits are there then I will take care of the CO's, we are getting a really good price.
The seller is giving us a good price b/c he knows that he wants us to take care of the CO's otherwise he is going to go w/ the offer for much more than ours and take care of it himself. He is in Florida so he would have to come up here to take care of all of it and I am kind of using his situation that he is in as leverage.

Ask your realtor if they know an expidator who has done work in the town you are buying in. The expidator can give you a good picture about the cost and time it will take to get the CO. You can do all the research and filing on your own if you have the time.
We had an estimate of close to $3000.00 and up to 6 months in Nassau, Town of Hempstad. The long time frame was beacuse we would have needed a variance for our deck. Luckily in the end we did not need the CO.

I do not know all the laws, but can you apply for a CO on a house you do not own? Also, if there is something wrong with the sunroom - anything not done to code, you will have to pay to bring it all up to code.. I would be very wary of this.

No I would only apply for the CO's if he agrees to our offer.

I agree. I would check with your mortgage company ASAP because they have the power to stop the entire deal without a CO if they want.
