Is the seller normally at the walk-thru?
My broker just informed me that the seller is going to be at the walk-thru? Is this normal? I am not very comfortable with this, since we will be travelling from the walk-thru to the close.

I wasn't for the house I sold and the seller wasn't at the walk-through for the house I bought.
I would think it's a bit unusual as how are you supposed to do a very thorough walk-through if the owners are breathing down your neck.

they should be there so that if there are issues or questions you can address them right away. i actually hate attending walk thrus where the seller ISNT there.

I too agree they should be there to answer any questions and also explain how to operate things. Ex, central vac, central air, sprinkler system, alarm etc... Why would you find that annoying. If you feel funny because you are going to be checking every thing, then simply say excuse us if this takes a little while, but we have a long check list of items that our attny wants us to check.

I didn't say that I found it annoying... I said that I was a little uncomfortable. The process from offer to scheduling the close has not been smooth, so I thought it was a little bizarre that we should meet an hour before the close. It is a co-op, so the super can show us where things are if necessary, but it sounds like a good idea that the seller is there as well. I told my broker it is ok.

I have had walkthroughs where both the seller was present and when he wasn't. IMO it's great when they are there because they can answer any additional questions you may have about the house and show you how some things work!

I had the exact same concern, but my attorney said that it was quite normal. I guess that I just speak with my attorney directly before the close... so nerve-racking

ours was. It was kind of annoying only because it was January (COLD) and the seller started talking to us (while we were outside) about how much they loved their house through the years (cute, but I was freezing my butt off).

That's exactly when we did ours. Then we all drove together to the closing.

ours were and I found it kind of annoying and distracting with their kids following us everywhere. I kind of felt funny going thru all the rooms and testing the appliances with them watching me.

Ours was, and he was super helpful, showed us how everything was connected and worked , so we could label it. Although I did find, that I did not inspect the house as much as I should of...but it all worked out okay for us.

Then you either push back the closing or withhold a certain amount of $$ at the closing until whatever needs attention gets fixed. Your attorney will help you if something is wrong!

This is what exactly happens. Usually $$$ is withheld unless something very serious is found that will push the closing for a later date. Make sure you check everything......and even put the appliances to work......you can always get some type of credit or money if something is not working as it should......especially this should have been noted when the contract was done. Good Luck !!!
